Job Title Manager - Planning Department / Division Projects External Interface (Enlist external agencies/authorities that you are required to deal with while discharging your duty) Contractor�s Planning team Consultants Investors / Consortium of banks Minimum Qualification (i.e education, training etc.) Graduate in Civil Engineering (B.E/ B. Tech) Post Graduate in Construction Management will be an added advantage. Minimum Experience 8-10 years of construction industry experience, with atleast 5 years on-site experience and atleast 3 years planning experience. Experience in commercial & Mall projects would be preferred. Special Skills/Attributes (required for performing the job effectively) Project management skills Project Planning Hands on experience on Project Management software like Primavera/MS Project Overall Purpose/Objective Of the job Responsible for contributing actively in the development of a comprehensive master program for the assigned project and tracking/ monitoring the same in terms of adherence to proposed timelines highlighting delays, deviations, issues, etc Key Responsibilities (List major responsibilities, that you have, to achieve the key objectives) Assist the GM-Planning in the planning process after the kick-off of the project or 6-8 months prior to commencement of construction Coordinate with the Regulatory Approvals team to build the timelines for necessary approvals, permissions, sanctions, etc into the master plan Prepare various trackers for several functional areas such as design drawings, contracts and procurement, execution, Regulatory Approvalsing etc., to build it into a master program and ensure that the master and individual trackers includes the proposed and actual/expected start and end dates Facilitate tracking activities and monitoring the progress of project through Primavera Undertake site inspections, reviews to monitor/ track the activities carried out in various areas such as Civil/MEP/Services, Interior Design, Safety, QA/QC, etc and thus evaluate the status of the project Track critical items, analyze critical paths and escalate the issues to the GM- Planning Monitor timely completion of activities till the hand-over of the mall to the Operations team (post retailer fit-outs) and resolution of snags Collate / Prepare status updates and presentations for the Project Review Meetings (PRM) highlighting the concern areas of the particular project and provide it to the General Manager � Planning for review Collate / Prepare monthly reports for investors and consortium of banks, on the project progress, summary of ongoing and propped project activities, monthly project status Provide support in establishing L0 budget based on the concept plans. Provide support to site planning representative for establishing L1 budget based on the tender drawings / BOQs received from consultant, review & approval from management. Establishing budget Vs actual scenarios of project Providing support to GM-Planning for developing cashflow requirement for each project through taking inputs from the Project heads. Providing value engineering solutions to reduce & optimize project budgets during the construction phases. Co-ordinating planning managers across various project locations for conducting weekly project review meetings either at HO/ at site. Establishing minutes & follow ups for adherence to the commitments made by the project heads.
