From one building on Alberni Street in Vancouver to a range of projects across North America, we’ve expanded into diverse areas of expertise across the real estate industry.  This role works collaboratively and supports the Senior Director, Real Estate Finance in sourcing, structuring and managing debt financing for income-producing properties (“IPP”), development projects and acquisitions. The Manager is responsible for executing debt financing for a smaller, straightforward portfolio of assets, while also providing key support for more complex transactions through information compilation, underwriting and preparation of financing packages. The role will assist in corporate cash flow forecasting, financial modelling and proforma analysis to inform investment decisions and capital strategy. The Manager will work closely with the Senior Director, Real Estate Finance and cross-functionally with all other internal departments. KEY RESPONSIBILITIES  1. Debt Execution and Management * Support the Senior Director, Real Estate Finance in sourcing, structuring and executing debt financing across all asset classes, including term, construction, development and inventory/bridge loans. * Independently execute debt financings for a smaller, straightforward portfolio of assets. * Prepare lender packages and underwrite loan deals. * Review loan agreements and oversee due diligence, closings, and fundings, including coordination of third-party reports, tracking condition precedents, and liaising with internal and external legal counsels on AML/KYC and closing documentation. * Collaborate with internal teams – legal, accounting, development, construction, sales and marketing, leasing and asset management – to gather and compile information for financing purposes. * Build and maintain relationships with lenders, brokers and external consultants (appraisers, building/environmental consultants and quantity surveyors). * Coordinate and manage information requests from lenders for loan reviews and covenant reporting (e.g. rent rolls, operating statements, project updates, guarantor’s asset schedule etc.). * Monitor and manage the existing debt portfolio and maturities through the implementation of a debt dashboard and/or Yardi Debt Manager. * Prepare debt reporting materials for Board meetings, including debt metrics and guarantor reporting.  2. Corporate Cash Flow and Liquidity Management * Maintain and analyze multi-year corporate cash flow projections. * Work with all business lines to determine cash inflows and outflows: * IPP portfolio – updates from the Leasing, Asset Management and IPP Accounting. * Development portfolio – updates from the Project team – Development, Construction, Sales and Marketing, and Development Accounting. * Capital lending, acquisitions, dispositions and other investments – updates from the respective teams, Capital Lending, Investment and Private Equity/Marketable Securities teams; and * Corporate cash flows – work closely with Corporate Accounting and Tax. * Identify upcoming capital needs and liquidity risks, providing insights for quarterly Board reporting and supporting business decisions on capital planning and allocation. 3. Financial Planning and Analysis (FP&A) * Prepare and assist in financial modelling, including sensitivity and scenario analysis, and detailed review of project-level proformas and development cash flow projections. * Conduct ad-hoc analysis to support Board presentations, capital strategy, and senior leadership decisions.  4. Team Development and Other * Drive process improvements to maximize efficiency. * Over the longer term, the role will assume increased responsibility in debt execution as familiarity with the portfolio and financing structures grows.   QUALIFICATIONS  1. Academic, technical, and professional competence * Bachelor’s degree in Business, Finance or Real Estate or Diploma in Urban Land Economics. * CPA, CA or CFA, or progress toward a relevant designation is considered an asset. 2. Work Experience and Job Skills * 5+ years of relevant work experience in real estate, finance, banking, lending or commercial mortgage brokerage. * Strong understanding of real estate fundamentals, valuation principles, and experience with development proformas and real estate debt underwriting. * Advanced Excel skills and strong analytical abilities for financial modelling and analysis. * Experience with Yardi Debt Manager is considered an asset. * Highly organized, detail-oriented, and able to manage multiple priorities. * Excellent written and verbal communication skills. * The ability to work both independently and collaboratively with internal teams and external stakeholders. * Maintains professionalism, discretion, and represents the Company’s best interests in all dealings. * Willingness to learn and a strong work ethic.  3.
