Position Summary As a Real Estate Manager, you will play a critical role in identifying, negotiating, and securing prime retail spaces for our stores. Your expertise in shopping center leasing will be instrumental in expanding our retail presence and ensuring that each location reflects our commitment to providing outstanding customer experiences. Key Responsibilities Leasing & Site Selection: * Execute Prime's real estate strategy from site feasibility through lease signing and store openings. * Negotiate business terms and letters of intent for new store leases, relocations, renewals, and closures. * Conduct market tours with brokers and field partners to analyze existing locations and perform due diligence for new sites * Evaluate demographic data, traffic patterns, and competitor locations to determine the feasibility and potential success of each site. * Develop and manage relationships with landlords, brokers, development partners, and AT&T Corporate leadership * Develop and manage relationships with Prime internal partners in Construction, Legal, Store Maintenance, Lease Administration, Finance, and Store Operations * Prepare and present real estate committee packages to management for deal approval * Represent Prime at ICSC meetings. Lease Portfolio Management: * Monitor lease expiration dates, renewal options, and rental escalations to optimize lease portfolio performance. * Conduct periodic lease audits and inspections to ensure compliance with lease terms and conditions. * Facilitate the resolution of operational lease issues with Landlords. * Maintain a database of lease-related information for easy reference and reporting. Financial Management: * Analyze financial reports, store performance, and recommend strategies to optimize returns. Qualifications Minimum Knowledge, Skills, and Abilities * Minimum 5 years of experience in retail real estate representing a large national chain. * Excellent written and oral communication skills. * Strong negotiation skills and a proven track record of occupancy cost savings. * Strong organizational skills and the ability to work in a fast-paced environment with a high volume of annual real estate transactions. * Strong knowledge of retail leasing concepts, store P&L analysis, store construction practices, and lease clause interpretation. * Proficient with Excel, PowerPoint, and other Microsoft Office products. * Ability to travel up to 30% of the time. * Must reside in the state of Florida to be considered for this position. * Must have worked directly or for a Retailer or shopping center landlord in the past. Education * Bachelor's degree required.
