Responsibilities
  • Oversee 2+ programs within a SI vertical, including the vendor relationships (i.e. Utility Solutions, Wired & Wireless or Resident Services).
  • Manages team of associate and/or senior associate level human(s) and assists the director in overall management of the larger team.
  • Is a participating member of the SI leadership team, joining recurring meetings and assisting in strategy discussion and decision making.
  • Monthly financial reporting, assisting with the preparation of annual budgets and annual reforecasts, and conducting ad hoc analysis and reporting.
  • Maintains and analyzes key performance metrics, including revenue and penetration predictors.
  • Manages relationships with operators and vendors setting expectations while fostering collaborative relationships.
  • Lead the planning and implementation of identified projects from start to finish, including but not limited to:
  • Facilitate the definition of project scope, goals, and deliverables.
  • Define project tasks and resource requirements.
  • Assemble and coordinate project team, consultants, management companies and internal resources.
  • Plan and schedule project timelines.
  • Track project deliverables using appropriate tools.
  • Provide direction and support to project team.
  • Constantly monitor and report on progress of the project to all stakeholders
  • Present project progress, problems, and solutions
  • Evaluate projects and assess results.
  • Perform business research and analyze markets, competitors, vendors, options, and costs/benefits. Use the analysis to identify efficiencies and optimal solutions.
  • Present findings and make recommendations on recommended approach and measurable value.
  • Oversee vendor bidding and manage relationship/implementation with chosen vendors.
  • Ability to communicate directly with and have influence on asset management team, operating partners, and other functional departments within LivCor.
  • Divides time between planned projects and urgent matters. Expects new issues on a daily/weekly basis and responds with energy, collaboration, and speed.
  • Excels in an environment with constant change. Adapts, performs, and invites additional job responsibilities as LivCor develops.
  • Contribute to the education and development of the SI team.
  • Other duties as assigned.
