JOB DESCRIPTION SUMMARY: The Market Survey Specialist is responsible for collecting, analyzing, and reporting market data that supports accurate home pricing, land valuations, and strategic decision-making. This hybrid role combines field surveys with data analysis to provide real-time insights on competitive activity, absorption, incentives, pricing, and market trends. The position supports three core areas of the business: * Homebuilding: pricing, incentives, spec strategy, revenue forecasting * Land Development: finished lot pricing, committee approvals, builder support * Land Acquisition: LOI underwriting, land value analysis, seller education DUTIES INCLUDE (but not limited to): Field Market Surveys, Tracking, and Pricing Analytics * Conduct regular on-site visits to competitive communities. * Track absorption rates, pricing, incentives, spec inventory, lot releases, and sales behaviors. * Report qualitative field insights not visible in MLS or other published data. * Maintain dashboards tracking competitor pricing, incentives, features, and net revenue. * Analyze absorption and pricing trends to recommend adjustments for our communities. * Support monthly revenue forecasts and spec/inventory strategy. Land Valuation & Deal Support * Provide market comps and pricing matrices to support finished lot pricing and land valuations. * Prepare market summaries and exhibits for investment/committee reviews. * Assist acquisition teams in underwriting deals and educating sellers on value. Internal Reporting & Data Management * Maintain internal databases for lot sales, pipeline competition, and builder activity. * Produce concise reports, surveys, and presentations for leadership. * Consolidate market intelligence into actionable recommendations. Cross-Functional Collaboration * Work closely with Sales, Land Development, and Land Acquisition teams to align assumptions. * Serve as the central source of market intelligence across departments. EXPERIENCE * Bachelor’s degree in economics, business, real estate, data analytics, or related field preferred. * Strong analytical and communication skills; comfortable synthesizing data into insights. * Proficient in Excel, Canva, and basic reporting tools. * Able to work independently in both office and field environments. * Must maintain confidentiality of pricing, deal terms, and acquisition strategies. * Valid driver’s license and able to drive regularly throughout Northern Utah
