JOB SUMMARY:

The MEP Coordinator is responsible for managing all components of construction project related to Mechanical, Electrical, Plumbing, Low Voltage, Fire Protection, Fire Alarm, Balancing, and BMS/BAS Controls. Thoroughly understands the MEPF designs through review of Basis of Design, Drawings (plans), specifications and applicable code requirements. Understands the design intent of Architectural Design Documents including interfaces with Architectural, Structural, and Civil Design Consultants and trade partners. Reviews contract documents and makes suggestions/modifications as they relate to MEPF trades. The MEP Coordinator combines a wide technical knowledge of these fields with the management skills necessary to coordinate the work of a variety of different employees both within the office and field environments.
SALARY RANGE: $140,000 - $175,000 annually (companywide)

QUALIFICATIONS:

  • Bachelors degree in Mechanical Engineering, Electrical Engineering, Construction Management, Construction Science, Civil Engineering, Architecture, or equivalent education desired.
  • Minimum 5 years of experience directly managing the Mechanical, Electrical, Plumbing, Low Voltage, Fire Protection, Fire Alarm, Test & Balance, BMS/BAS Controls trades, preferably within BNBs core markets.
  • General understanding of Building Codes, Mechanical Codes, Electrical Codes and Plumbing Codes as they relate to construction projects.
  • Has strong grasp of Mechanical, Electrical, Plumbing, Low Voltage, Fire Protection, Fire Alarm, Test & Balance, BMS/BAS Controls design and construction concepts.
  • Ability to manage MEPF Design & Coordination using 3D software tools and BIM processes.
  • Proficient and efficient in managing all components of construction project tasks relating to mechanical, electrical, and plumbing.
  • Ability to run complex meetings with owners, consultants, and subcontractors.
  • Ability to identify and resolve complex issues.
  • Knowledge of local professionals and firms.
  • Excellent verbal and written communication skills; ability to communicate in a clear and concise manner.
  • Self-motivated with high degree of ethics and integrity.
  • Able to work independently with minimal supervision.
  • Honest, objective speaker and attentive listener with the ability to accept constructive criticism.

    While performing the duties of this position, the employee is frequently required to sit, communicate, reach and manipulate objects, tools or controls. The position requires mobility. Duties involve moving materials weighing up to 10 pounds on a regular basis and up to 25 pounds on an occasional basis. Manual dexterity and coordination are required over 50% of the work period while operating equipment such as computer keyboard, mouse, calculator and similar machines.

    This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Responsibilities
  • Support the owner, architect, and MEPF designer in planning and installation of mechanical, electrical, plumbing, fire protection, fire alarm and low-voltage systems.
  • Solicit and hire personnel, including subcontractors, to work on the projects MEPF elements.
  • Manage MEPF design and lead coordination efforts during Preconstruction.
  • Work closely with project team members and assist in MEPF submittal, review, and approval process.
  • Act as a liaison between different parties working on the project.
  • Facilitate any field coordination between MEPF trades and other such as drywall/framing and structural steel.
  • Oversee work performed in the field by the MEPF subcontractors under their jurisdiction.
  • Inspect subcontractors work for quality and ensure that it adheres to the projects specifications.
  • Closely monitor installation to ensure the quality of workmanship meets all code requirements.
  • Verify that all MEPF equipment and materials are consistent with the approved submittals when they arrive on jobsites.
  • Develop and implement the start-up and testing work through turnover of systems.
  • Assist in development of full commissioning plans for all MEPF Systems, working with Commissioning Agent and subcontractors.
  • Work with commissioning agents to ensure all required field support by MEPF trades are provided.
  • Ensure that all MEPF trade work installations follow the schedule and meet all project plans and specifications.
  • Work with schedulers for MEPF activities and logic review.
  • Maintain contact & communications throughout the assigned tasks to ensure efficient completion.
  • Walk the jobsite daily to coordinate with MEPF subcontractors and review the work in place performed by MEP contracts.
  • Review plans on site with MEPF subcontractors.
  • Host jobsite coordination meetings with MEPF subcontractors.
