QUALIFICIATON

  • Diploma in Mechanical, Electrical or Industrial Engineering.
  • Bachelor’s Degree or equivalent in Mechanical, Electrical or Industrial Engineering desirable but not preferred.
  • Possess a valid UAE driver’s license highly desirable but not required.

EXPERIENCE

  • Experienced in managing large group of technicians’ technical helpers and housekeeping staff.
  • Minimum five (5) Years of progressively responsible general facilities management experiences to include at least three (3) years of hands-on operations and maintenance supervisory functions in the field of House Keeping / MEP in a large FM organization ideally within a large estate infrastructure.

Responsibilities

JOB SUMMARY / PURPOSE

The incumbent oversees and coordinate the workers who maintain and repair electrical, plumbing, ventilation and other building systems. The incumbent will be responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. Maintenance-related duties include performing initial evaluations of building systems and distributing work assignments.
The incumbent will organize schedules and assign work activity. May perform training to ensure individuals have all the requisite skills. Additional responsibilities include developing and implementing maintenance procedures and maintaining personnel records. The incumbent evaluates each worker’s performance to ensure quality operations. Also investigate accidents and prepare relevant reports.

ROLE AND RESPONSIBILITIES

  • Supervise servicing and maintenance works done by technicians and contractors.
  • Liaise with contractors and tenants on maintenance works.
  • Issue maintenance works order (MWO) form to technicians.
  • Follow up on actions taken for these works’ orders, tenants’ complaints, and requests.
  • Ensure technicians are executing their works in accordance with their job descriptions.
  • Respond to emergencies and breakdowns.
  • Where appropriate to the property organization chart, be fully responsible for the maintenance functions of the property
  • Ensure that the work is done to the MEP Department’s requirements and standards and, in accordance with the corporate engineering policies and standard operating procedures of the company.
  • Ensuring that all technical tasks assigned to the technicians as listed in the PPM or due to breakdowns of machinery are carried out efficiently and are of the highest professional standards possible within the company safety requirement.
  • Ensuring that all the technical reports, files and records are complies accurately and promptly and submitted to the superintendent as required.
  • Ensure fire, life safety systems are operational.
  • Conduct monthly engineering audit for properties.
  • Carry out energy conservation programs for the properties.
  • Ensure there is a consistent drive for innovative approach in product delivery and services to both internal and external customers.
  • Plan and organize training programs for the MEP staff. Perform technical due diligence works.
  • Be innovative to processes and systems, service delivery and problems resolution.
  • Ensuring that all technicians joining the site are given thorough orientation.
  • Ensuring that all technical equipment manuals, subcontractor’s scope and safety manuals are read and understood.
  • Ensuring that all non-routine work is planned in an orderly fashion without interrupting the PPM.
  • Ensuring all portable equipment of the site is in good working order and used correctly.
  • Evaluating sub-ordinates and making recommendations / comments to the FM.
  • Prepare shift chart, risk allowance and subcontractors activity list report when and where required.
  • Perform technician’s tools audit when and where required.
  • Responsible for safety of the site technicians, equipment, and machineries.
  • Ensure that the consumables/materials are available in the site stores for maintenance.
  • Responsible for stores and inventories for site operation.
  • Evaluating personnel working for him and making recommendations / comments to the Facilities Manager.
  • Participate in Emergency Evacuation procedures.
  • Ensure high standards or personal presentation and grooming.
  • Maintains positive guests and colleagues’ interactions and good working relationships.
  • Always provide a courteous and professional service.
  • Participate in training courses to improve skills and knowledge.
