We are currently looking for a Minor Works Manager focusing on disrepair and minor works.
The Minor Works Manager will be responsible for managing, coordinating, and delivering minor works projects and maintenance programmes across the social housing portfolio.
This includes overseeing responsive repairs, planned minor capital works, void property refurbishments, and small-scale improvement projects. The role ensures that works are completed to a high standard, within budget, and on time, while maintaining compliance with relevant regulations and promoting tenant satisfaction

SKILLS & EXPERIENCE:

• Proven experience in managing minor works projects in a social housing or property maintenance environment.
• Strong understanding of building construction, maintenance, and compliance requirements.
• Excellent project management and organisational skills.
• Strong communication and negotiation skills.
• Proficient in using project management or housing asset software (e.g., Northgate, Keystone, etc.).
• Knowledge of health and safety legislation and CDM regulations.

• Plan, manage, and deliver minor works and maintenance projects across the housing stock.
• Ensure all works are completed safely, on time, to budget, and to quality standards.
• Procure and manage external contractors and in-house teams, ensuring KPIs and SLAs are met.
• Monitor contractor performance, conduct site inspections, and resolve issues where necessary.
• Prepare and manage project budgets, forecasts, and cost controls.
• Ensure value for money and compliance with procurement procedures.
• Ensure all projects comply with health and safety regulations, CDM requirements, and internal policies.
• Conduct risk assessments and ensure appropriate controls are in place.
• Communicate effectively with tenants, housing officers, and other stakeholders throughout project delivery.
• Minimize disruption and respond to tenant concerns in a timely manner.
• Maintain accurate project records, including specifications, schedules, and completion certificates.
• Ensure compliance with relevant housing, building, and fire safety regulations.
