EXPERIENCE

A minimum of one year up to three years of similar or related experience, including preparatory experience.

EDUCATION/CERTIFICATIONS/LICENSES

A high school degree or equivalent.

INTERPERSONAL SKILLS

A significant level of trust, credibility and diplomacy is required. In-depth dialogue, conversations and explanations with customers, direct and indirect reports and outside vendors can be of a sensitive and/or highly confidential nature. Communications may involve motivating, influencing, educating and/or advising others on matters of significance. Typically includes subject matter experts as well as first level to middle managers.

PHYSICAL REQUIREMENTS

Is able to bend, sit, and stand in order to perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing / descending stairs in an emergency situation. Must be able to operate routine office equipment including computer terminals and keyboards, telephones, copiers, facsimiles, and calculators. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours or travel off site whenever required or requested by management. Must be capable of regular, reliable and timely attendance.

MENTAL AND/OR EMOTIONAL REQUIREMENTS

Must be able to perform job functions independently or with limited supervision and work effectively either on own or as part of a team. Must be able to read and carry out various written instructions and follow oral instructions. Responsibilities

WHAT YOU SHOULD KNOW ABOUT THE ROLE

The general purpose of this position is to perform real estate lending functions and maintain the records of the company for mortgage loans originated and serviced in the department. This position is accountable for the accuracy of the entries to the records and to perform quality control procedures while working with each file. Assist in the loan process by verifying information in all loan files, ordering documents needed to complete the files, and updating information on the computer system. This is accomplished by providing outstanding service to both internal and external members as defined by living and demonstrating the core values of the credit union; Act with Integrity, Drive Progress, Build & Strengthen Relationships and Keep People at the Core.

MAJOR DUTIES AND RESPONSIBILITIES

  • Monitor real estate loan files to ensure proper documents are obtained and completed; and have the proper closing documents. Ensure loan information is properly processed into computer.
  • Reviews incoming documents to assure complete, accurate information and update information on computer system. Requests and verifies accuracy of incoming data and coordinates any problems/discrepancies with borrowers and loan originators. Assembles and researches borrower data and computes ratios for loan approval. Prepares and sends dedicated letters and adverse action notices.
  • Interacts with members to answer questions on loan qualification process and promotes credit union services whenever possible.
  • Completes instruction forms for closing and complete data entry for loan; review closing documents prepared by title office and verify final loan terms. Updates computer system based on loan choice made by underwriter and prepares commitment letters or adverse action letters as needed.
  • Receives and follows up on outstanding documentation. Upon receipt of sufficient information to make a loan choice, assembles, updates and researches data in a timely manner for loan underwriter review.
  • Perform and maintain real estate loan servicing documents according to procedure. Supply reinforcement for lending systems as required.
  • Stay up-to-date on industry trends, regulations, and best practices related to mortgage lending and loan processing.
  • Verify compliance with lending policies, guidelines, and regulatory requirements.
  • Orders credit reports, appraisals, surveys, and title commitments. Prepares verification forms for income, deposits and rent for mail, fax or telephone as requested. Order and review title insurance, appraisals, verifications, flood certifications, credit reports, and location exhibits.
  • Must comply with applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control. Additionally, all employees must follow policies and procedures to minimize risk by exercising judgment, raising questions to management, and adhering to policy guidelines.
