SUPERVISES: Not applicable GENERAL FUNCTIONS: Responsible for the creation, review, and research of all release requests. Ensure all releases generated are done so accurately and in accordance with state timeframes and guidelines. Duties & Responsibilities Responsible for accurately processing lien releases within defined state timelines. Coordinates the signing and notarizing of paper release documents. Initiates contact with the appropriate county and/or trustee to ensure recordings are completed timely. Responsible for researching and reviewing partial release requests received and ensuring investor/client guidelines are followed for completion. Preparing documentation for delivery to the borrower upon receipt of the recorded information as required or requested. Handles the coordination of sending documents to and from trustee, when applicable. Works closely with approved vendor to update release templates, as needed, and complete any required testing to ensure accuracy of updates. Review and reconcile billing invoices, communicate and resolve discrepancies with appropriate functional units. Assist in identifying potential risks and communicating them to management to take appropriate steps to avoid risk. Identify potential improvements to processes and procedures. Responsible for minimizing borrower impacts and ensuring each borrower has a positive interaction with mortgage servicing. Develop and maintain positive working relationships by providing high quality service to all internal and external borrowers. Promotes honest and open communication throughout TruHome Solutions. Performs other duties as assigned. Requirements Knowledge of CFPB and RESPA Guidelines preferred. Excellent organizational, analytical, and problem-solving skills. Must be able to manage multiple projects simultaneously and work in a fast-paced environment with changing priorities. Ability to work under pressure and with strict deadlines. Ability to self-initiate and work independently without close supervision. Strong ability to communicate effectively in writing and orally. Ability to resolve interpersonal conflict and miscommunications. Knowledge of spreadsheet software and ability to use word processing software. Must be able to be bonded. PHYSICAL ACTIVITIES: In this position, individual will be expected to lift up to 20 pounds from time to time. Also, must be able to stoop, bend, reach, or stand for extended periods of time. WORKING CONDITIONS: This position is expected to work in general office environment. Overtime will be expected to be worked as needed. EDUCATIONAL/EXPERIENCE REQUIREMENTS: High School Degree required. College Degree preferred. 2+ years of Mortgage industry experienced desired.
