Description COMPANY DESCRIPTION: Next Phase Construction, Inc is a General Contractor specializing in multifamily for-rent construction projects throughout the state of California and the western United States. The average project size is between $40M and $100M in dollar volume and is usually over 100 units. Project types currently include anything with Type V or Type III wood framing, including garden style, wraps and podiums. JOB DESCRIPTION: The Assistant Superintendent is responsible for supporting the Superintendent with the onsite construction, supervision, and coordination of construction on assigned Next Phase Construction, Inc. job sites. The Assistant Superintendent is expected to perform duties in accordance with the Company’s Core Values, Business Ethics, Employee Conduct, and Confidentiality policies while maintaining professionalism with owners, consultants, labor representatives, and public agencies. GENERAL RESPONSIBILITIES: 1. Review plans for constructability (Assist) 2. Maintain job schedule (Assist) 3. Schedule and coordinate all contractors (Assist) 4. City inspections (Assist) 5. Third party inspections/reports (Assist) 6. Maintain Quality Control in assemblies and materials (Assist) 7. Implement Contract Documents (Assist) 8. Material deliveries (Assist) 9. Conduct weekly jobsite meetings (Assist) 10. Manage general conditions and costs (Assist) 11. Submit daily field reports (Assist) 12. Manage onsite staff (Assist) 13. Ensure safe jobsite operations and cleanliness expectations are met 14. Keep jobsite in compliance with all OSHA and SWPP regulations (Assist) 15. Take project progress photos and videos (Assist) 16. Assemble submittal packages to various jurisdictions (Assist) 17. Effectively communicate with building staff, inspectors and officials, contractors, design consultants, owners, bankers and investors 18. Assemble back up material as needed & package in an orderly manner for approval, etc. (Assist) 19. Request and track bids (Assist) 20. Expedite review of RFIs, submittals etc. (Assist) 21. Log and track RFIs, PCOs, submittals, correspondence and other project documents (Assist) 22. Comply with company policies and administrative procedures 23. Coordinate procurement and review of all close out documents (Assist) 24. Develop & update construction schedule (Assist) 25. Develop & update Master Schedule (Assist) 26. Oversee punch list and other closeout processes (Assist) Requirements 1-3 years or more of construction experience; superintendent experience preferred. Working knowledge of: o Construction Document design process o Plan Check and Permitting Process o Bidding, addendum, and contract award process o Change order process o Common construction equipment and techniques o Common construction materials and systems o Contract provisions and contract administration o Cost savings vs. Value Engineering and such efforts and methodology during various stages of design. o Construction process o Estimates and estimating o General computer usage with emphasis in Microsoft Office o Jobsite safety o Various components of “front end” specifications for construction contract documents Ability to read blueprints & understand various stages of drawings & specs. Ability to work with mathematical concepts such as probability and statistics, and fundamentals geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to define problems, collect data, establish facts, and draw valid conclusions Understand A/E & other consultant contracts Understand roles & responsibilities of team members Valid driver’s license and ability to drive Ability to work in an outdoor environment, including in inclement weather. Ability to work beyond regular work hours may be required to meet project deadlines. EDUCATION REQUIREMENT: Bachelor’s degree or higher in Business, Construction Management, Engineering or Architecture or equivalent job experience. Compensation: $100,000-$120,000 per year.
