LotusWorks is seeking an experienced and highly motivated Operations & Maintenance (O&M) Lead to provide on-site leadership, technical direction, and operational oversight for all facility systems in a mission-critical environment. The O&M Lead serves as the single point of contact for all operations and maintenance activities — ensuring safety, reliability, and efficiency across mechanical, electrical, and process utility systems. This role requires a hands-on leader capable of managing technicians, optimizing maintenance programs, and maintaining close alignment with client stakeholders and engineering teams. Responsibilities: Serve as the primary on-site lead and single point of contact for all Operations & Maintenance (O&M) activities, ensuring safety, reliability, and efficiency across all facility systems. Provide daily leadership, technical direction, and operational oversight for all O&M personnel, including Electrical, Mechanical, Instrumentation, and Controls disciplines. Maintain full ownership of site O&M scope and deliverables, including preventive maintenance execution, corrective work management, calibration activities, and asset performance reporting. Oversee and manage all CMMS (e.g., Maximo) work processes, ensuring timely scheduling, work order assignment, execution tracking, and closeout documentation. Ensure all systems are operated within defined parameters and proactively address process deviations, alarms, or reliability risks in coordination with engineering and client stakeholders. Act as the technical escalation point for troubleshooting complex issues, coordinating with Engineering, OEMs, and client representatives to resolve technical or operational challenges. Provide direct technical support and act as an Engineer or Technician backup as required — performing or assisting with field maintenance, troubleshooting, or calibration to maintain operational continuity. Lead daily and weekly O&M meetings, communicating system health, maintenance priorities, safety topics, and risk areas to both internal teams and client representatives. Coordinate and approve shift schedules, task assignments, and coverage plans to ensure 24/7 operational readiness and balanced workload across shifts. Monitor and drive PM/CM compliance, ensuring accurate data entry, time tracking, and performance reporting within the CMMS. Verify completion and quality of all PMs, CMs, and calibration activities through routine audits, spot checks, and field verifications. Review and approve all maintenance documentation, ensuring completeness, traceability, and compliance with client specifications and LotusWorks quality standards. Maintain direct communication with Facilities Engineering, EHS, Quality, and Operations to align maintenance priorities with production and safety requirements. Enforce all site safety protocols, including LOTO, confined space, chemical handling, arc flash, and PPE standards — driving a proactive safety culture within the O&M organization. Support and participate in incident investigations, taskforces, and system root cause analyses, ensuring lessons learned are implemented and shared across the team. Ensure all team members are trained, competent, and qualified for their assigned systems; maintain up-to-date records within the training matrix and LMS. Act as the System or Equipment Owner where assigned, maintaining accountability for system performance, PM optimization, and engineering change validation. Support commissioning, requalification, and post-maintenance functional testing to confirm system performance and readiness after work execution. Drive continuous improvement initiatives focused on reliability, efficiency, and cost reduction through trend analysis and data-driven maintenance optimization. Manage vendor and contractor activities, verifying work quality, scope adherence, and safety compliance while coordinating permits and access. Provide input to the Program Manager for budgeting, resourcing, and performance metric reporting; identify areas for efficiency and cost control. Ensure accurate reporting of Key Performance Indicators (KPIs) such as PM compliance, CM backlog, system uptime, and safety performance. Maintain a state of audit readiness — ensuring maintenance logs, calibration certificates, and documentation are current and accessible. Foster strong client relationships through transparency, responsiveness, and consistent delivery of operational excellence. Mentor and develop O&M staff, promoting teamwork, accountability, and professional growth within the organization. Demonstrate flexibility and leadership by stepping in as an Engineering or Technician backup during resource gaps, emergencies, or peak workload periods to maintain system uptime and service continuity. Uphold LotusWorks’ standards of safety, quality, and reliability, ensuring all work aligns with both internal governance and client expectations. Perform other duties and responsibilities as assigned. Skills Required: Minimum 5–8 years of experience in Facilities Operations & Maintenance, with at least 2 years in a leadership or supervisory capacity. Proven ability to lead multi-disciplinary O&M teams in mission-critical, semiconductor, or high-tech manufacturing environments. Strong understanding of mechanical, electrical, instrumentation, and utility systems, including HVAC, chillers, compressed air, UPW, and wastewater. Experience managing CMMS systems (e.g., Maximo, SAP, or similar). Demonstrated success in troubleshooting complex system issues and implementing corrective actions. Knowledge of EHS compliance standards and safe work practices (LOTO, confined space, arc flash, chemical handling). Excellent communication, leadership, and client engagement skills. Strong analytical mindset with a focus on reliability, performance metrics, and continuous improvement. Education / Licenses / Certifications Bachelor’s degree in Engineering (Mechanical, Electrical, or related field), preferred. Professional certifications in operations, maintenance, or reliability engineering preferred but not required. Proof of education, licenses, and certifications will be required where applicable.
