ROLE SUMMARY AND PURPOSE
Superintendents play an important role in ensuring our buildings are clean and presentable and our residents are always cared for. This position is primarily responsible for maintaining the cleanliness of the buildings and completing basic building maintenance tasks as identified or scheduled. The Superintendent will also proactively identify and complete other tasks as required to ensure the building/campus is running smoothly. This role also acts as the first level On-Call responder (on a rotating basis) to ensure after-hours emergencies are handled in a timely and customer-focused manner.
This role is required to live on-site. The total compensation package includes a one or two-bedroom rental unit in one of our apartment buildings as a benefit of employment. Utilities, basic cable and internet, as well as storage is also included!
ROLE RESPONSIBILITIES
Tenant Relationships & Information Management
- Maintain strong relationships with tenants to reflect superior customer service.
- Ensure prompt service to tenants and prospective tenants.
- Reasonably enforce the landlord’s rules and regulations.
- Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation with the Property Management team, that resident issues are properly addressed.
- Maintain the privacy and confidentiality of all resident information.
Cleaning
- Follow the outlined schedule for the building/campus to ensure the common areas of the building are clean and presentable in a timely manner throughout your shift.
- Assist other team members when required for light outdoor cleaning including garbage collection on the building/campus grounds.
- Be available for afterhours cleaning emergencies when required.
Customer Service
- Complete move-in and move-out inspections as scheduled and put the elevator on service to accommodate moves.
- Support Maintenance Technicians with minor service work/maintenance in common areas (ex: light bulbs/fixtures; electrical face plates in hallways; door closures; ceiling tile replacement, minor carpentry repairs).
- Accompany contractors to resident suites as required to provide access, ensure the work is completed, the area is cleaned, and the unit door is locked when work has been completed.
- Support the Community Manager to set up and execute all resident engagement events as required.
_ Light Maintenance_
- Follow the outlined schedule for the building/campus to ensure the garbage and recycling bins are moved when required.
- Assist other team members in maintaining the safety and security of the building and complete tasks such as snow clearing and sanding/salting entrances/ramps.
- Work with the Community Manager to help ensure parking enforcement is carried out.
- Work with Grounds and Maintenance Technicians to provide support as required.
- Become familiar with and be able to handle core light maintenance items.
Ideal Candidate will have knowledge of/ability to:
- Know the location of water shut-offs within a building; follow building water shut-off guidelines and how to turn the water off to a unit in the event of a flood.
- Handle basic plumbing duties including snaking clogged toilets or drains.
- Be aware of core contractors to call in the event of an emergency such as a fire, flood, heating, or building security issue.
- Must be able to lift 50 lbs. regularly and move appliances (fridge or stove) if one is inoperable and must be changed.
- Any other duties as assigned.
Weekend Duties (required on a rotational basis):
- Emergency and spot cleaning to maintain lobbies, garbage rooms, and laundry rooms.
- Visual checks in maintenance and mechanical rooms for flooding or sparking; complete basic equipment checks and logbooks.
- Manage garbage and recycling as required to ensure that the area is clean and bins are available for resident use.
- Move-ins and outs: welcome residents, complete move-in and out inspections as required, place the elevator on and off service.
- Grounds litter clean-up and winter maintenance (salting/sanding, shoveling entrances as required).
On-Call Evenings, Overnight, and Weekends (on a rotational basis):
- Act as first responder to all fire alarms or other security alarms to support emergency services and tenants.
- Provide first-level response to emergency calls from tenants (e.g., toilet or sink clogged, locked out of their apartment, smoke detector is in alarm, leaks, floods, or fire).
