Description Job Title: On-Site Maintenance Technician Location: Green Valley Classification: Non-Exempt Reports to: Community Manager Date: March 2026 JOB DESCRIPTION Summary / Objective The Maintenance Technician is responsible for the consistent upkeep, repair, and daily operational maintenance of assigned community associations. This role requires attention to detail, accountability, safety awareness, and reliable execution of routine and corrective maintenance tasks. The Maintenance Technician helps protect association assets, maintain community appearance, and ensure safe and functional common areas. Cultural alignment matters here. We are seeking a Maintenance Technician who demonstrates accountability, service excellence, adaptability, integrity, engagement, and follow-through in alignment with Cadden’s core values. Requirements Core Responsibilities Community Maintenance & Upkeep Perform routine inspections of common areas, buildings, and grounds Complete daily patrols to identify maintenance, safety, or cleanliness issues Maintain cleanliness of pool areas, restrooms, walkways, parking areas, and common facilities Remove trash, debris, graffiti, and hazards from community property Report structural, landscape, irrigation, or safety concerns to the Community Manager Repair & Preventative Maintenance Perform general repairs including minor plumbing, electrical, painting, drywall, stucco, gates, doors, and fixtures Address drainage issues, sewer backups, and minor facility repairs Replace lighting, hardware, and damaged components in common areas Assist with preventative maintenance schedules to protect association assets Maintain tools, equipment, and supplies in an organized and secure manner Work Order & Vendor Coordination Complete assigned work orders within required timeframes Document completed work and report unresolved issues Coordinate with vendors for specialized repairs when directed Report unknown vendors or unauthorized work to management immediately Assist with vendor access, project setup, and site preparation when needed Safety, Compliance & Reporting Identify unsafe conditions and report them immediately Monitor community for suspicious activity and notify management or authorities when necessary Follow all company policies, safety procedures, and community rules Do not take direction from residents, Board members, or vendors unless approved by management Maintain professional conduct when interacting with residents, guests, and vendors Communication & Service Support Provide courteous and professional interaction with residents Report resident concerns to the Community Manager Maintain maintenance logs, inventory lists, and service records Support the Community Manager with operational needs as assigned Required Qualifications High school diploma or GED Minimum 5 years of maintenance, facilities, or handyman experience preferred Working knowledge of basic plumbing, electrical, painting, and general repair Ability to use hand tools, power tools, and maintenance equipment safely Valid driver’s license required Ability to pass background check and drug screening Basic computer and phone skills for communication and work orders Preferred Education and Experience Experience working in HOA, apartment, or commercial property maintenance Knowledge of pool area upkeep and common facility maintenance Experience working with vendors and service contractors Familiarity with preventative maintenance programs Key Competencies Ownership mindset and accountability Strong attention to detail Reliable and consistent work habits Ability to work independently Professional and respectful communication Problem-solving skills Ability to work outdoors in varying conditions Work Environment Combination of outdoor and indoor work Regular walking, standing, lifting, and physical activity required Exposure to heat, cold, dust, and outdoor conditions Structured direction from Community Manager and management team Supervisory Responsibility This position does not have supervisory responsibilities. Physical Demands While performing the duties of this job, the employee is regularly required to stand, walk, bend, lift, carry, push, pull, use hands, and reach with arms. The position requires lifting up to 50 pounds and working outdoors for extended periods. Position Type / Expected Hours of Work This is a full-time position. Hours may vary depending on community needs. Travel Minimal travel may be required. Valid driver’s license required.
