On-Site Staff Posted on: 3/5/2026 Location: The Heron - 1624 E 32nd St, Tacoma Hours: Full time, 40 hours per week: Monday - Friday 8AM-4:30PM Reports To: Area Manager Pay Range: 21.30-21.58 Accomodation: One Bedroom - Rental rate of $50 per month. Must Pay utilities, Must live on site. Position Type: Non-exempt, unionized position (OPEIU 8) On-Site Staff perform and schedule routine maintenance and janitorial of common areas, grounds maintenance, garbage removal, weeding, replacing locks and light bulbs, performing minor carpentry and painting. Responsibilities: * Respond to emergencies on site, as needed, sometimes after hours. * Respond to residents’ concerns and questions regarding the building. * Inspect the building’s interior and exterior regularly. Inspect units annually; at time of turnover or as directed. * Prepare vacant units including light maintenance, cleaning, and coordinating with vendors for re-rental in a timely manner. * Document and record all work, purchases, travel, accidents, and any other related items in a timely, professional manner. * Maintain an inventory of basic maintenance/cleaning supplies. * Foster a clean and safe environment. * Responsible for detailed reporting and documenting all incidents and maintenance needs and operational issues in writing through the assigned platform/system, in a timely fashion (within 24 or 48 hours for non-emergent issues). * Engage with assigned training and comply with training deadlines. * Utilize Personal Protective Equipment (PPE) and follow PPE protocols. * Reside at the site in a designated apartment. * Other duties as assigned. Minimum Qualifications: * Two years janitorial experience and light maintenance experience. * General facility maintenance knowledge. * Excellent problem solving and conflict resolution skills. * Experience working with a diverse population. * Able to read, write and communicate in English. * Must reside at the site in a designated apartment and pay rent. Responsibilities

On-Site Staff are responsible for performing and scheduling routine maintenance, janitorial duties for common areas, grounds upkeep, and responding to on-site emergencies and resident concerns. Duties also include regular building inspections, preparing vacant units, and maintaining detailed documentation of all work and incidents.
