Position: Maintenance Technician The Maintenance Technician plays a vital role in ensuring the upkeep, safety, and overall appearance of community properties. Working closely with the Maintenance Manager, this role focuses on preventative care, timely repairs, and creating a well-maintained environment for residents. Key Responsibilities Perform preventative and routine maintenance on community property and equipment. Manage and complete work orders through the work order system. Conduct general maintenance, janitorial duties, and groundskeeping. Carry out regular inspections of grounds, common areas, and buildings. Identify and report needed repairs, improvements, and safety concerns to the Maintenance Manager. Apply knowledge in carpentry, concrete, doors, drywall, fencing, cleaning, gutters, locks, plumbing, and painting. Perform additional related tasks as assigned. Qualifications 2+ years of maintenance experience preferred. Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting required. Experience with Cleaning, Locks, and Gutters is highly desired. Must be able to speak, read, and write English. Bilingual is a plus. Must be a proficient problem-solver. Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general. Experience and skills with simple electric maintenance are a plus, but not necessary. Pool maintenance experience is a plus, but not necessary. Pay and Benefits: $25.00 /hour to $26.50 /hour, depending on education and experience.
