Job Title Operating Engineer Job Description Summary Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties Job Description Important Education High School Diploma or GED equivalent Graduate of apprentice program or trade school preferred Important Experience 5+ years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting Additional Eligibility Qualifications Appropriate license/permit for trade as required (e.g., Journeyman or Master Electrician License, City Licenses such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator) May require certification as a Universal Technician for CFCs depending on market requirements Valid driver’s license with a good driving record (periodic checks where applicable) Basic computing skills in Outlook, Excel, and Word Experience in the operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems Knowledgeable in energy management systems, techniques, and operations Thorough knowledge of all building systems operations, maintenance, and repair May be the only maintenance staff member on duty during certain shifts; may be required to work extended hours during emergencies; may require shift work and/or on-call duties Essential Functions and Responsibilities Perform all plumbing, electrical, or HVAC requirements of the building(s) Maintain heating equipment, chillers (air- and/or water-cooled), DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution systems Monitor and adjust mechanical and pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related systems to maintain occupant comfort Verify field conditions and perform necessary repairs or adjustments Monitor Energy Management Repair doors, ceilings, hand railings, floors, and perform other general repairs, adjustments, and installations Perform plumbing repairs (water closets, urinals, flush valves, lavatories, etc.) Perform preventive maintenance per C&W standards, building protocols, manufacturer guidelines, and industry best practices, including: Filter changes Coil cleaning Condenser flushing Tube punching Lubricating bearings Inspecting/adjusting belts Replacing motor bearings Aligning pulleys and shafts Monitoring chemical treatment for condenser, chilled, and heating water systems Cleaning and maintaining cooling towers Conducting annual inspections and other scheduled routines Inspect mechanical spaces including engine rooms, fan rooms, cooling towers, motors, pumps, electric rooms, generators, fire pumps, sump pumps, and ejector pumps Replace lamps and fixtures, reinstall or replace signage, and ensure rooms are clean and free of obstructions Ensure emergency exit signs and lights function properly and access routes remain clear Perform fire and life safety inspections per NFPA, local codes, C&W standards, and building protocols Document all activities and report to supervisor Respond immediately to emergencies (fire, evacuation, equipment failure, customer concerns, etc.) Comply with relevant codes, regulations, governmental directives, and company policies; follow safe work practices Complete all required C&W safety training annually Comply with C&W Uniform Dress Code and maintain a clean, professional appearance Key Competencies Technical proficiency Initiative Flexibility Multi‑tasking Sense of urgency Work Environment Professional office environment Regular use of standard office equipment (computers, phones, copiers, filing systems) Regular travel between properties in varying weather conditions Physical Demands Ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs.
