Roles & Responsibilities

Group Operations Leadership

• Define and implement the Group's FM and asset-operations strategy, standards and governance framework.
• Establish consistent operating systems, KPIs, SOPs and service benchmarks across the portfolio.
• Build a scalable operating platform capable of supporting the Group's future developments.
• Drive operational excellence, reliability, efficiency and service culture across all assets.

Retail & Customer Experience

Lead the operational platform for large-format retail and mixed-use destinations, with responsibility for:

• Retail operations and day-to-day asset performance
• Tenant and retailer experience
• Customer experience and service standards
• High-footfall and extended-hours operations
• Housekeeping, security and presentation
• Parking, traffic, logistics and back-of-house operations
• Tenant fit-outs and operational readiness
• Emergency response and business continuity

The candidate must understand that retail is a live, customer-facing business environment, where operational performance directly influences tenant satisfaction, customer experience and asset value.

Technical & Engineering Leadership

Provide Group-level oversight of:

• HVAC / central cooling and MEP systems
• Electrical and power infrastructure
• BMS / IBMS and smart-building systems
• Fire & life safety
• Vertical transportation
• Water / STP / WTP systems
• Preventive and predictive maintenance
• Energy and utility management
• Asset lifecycle and capital planning

The individual must be technically credible and capable of challenging consultants, engineers and specialist contractors at a senior level.

Development & Project Interface

Partner closely with Development, Projects, Construction, Design and Leasing teams to ensure operational requirements are incorporated from design through commissioning and handover.

Champion a "design for operations" philosophy, ensuring new developments are efficient, maintainable, technologically enabled and commercially operational from day one.

Commercial & Vendor Leadership

• Establish strategic outsourcing and vendor-management frameworks.
• Lead major FM and specialist service-provider relationships.
• Introduce performance-based SLAs and measurable service standards.
• Drive operating efficiency and cost optimisation without compromising asset quality.
• Benchmark operating models against leading international real estate and retail platforms.

Technology & Smart Operations

Drive the Group towards data-led and technology-enabled operations, including CAFM/CMMS, BMS/IBMS, IoT, predictive maintenance, energy management, smart parking and operational dashboards.

Organisation & Leadership

• Build and lead a high-performing Group FM and Operations organisation.
• Develop strong asset-level leadership and succession capability.
• Establish a culture of ownership, urgency, accountability and service excellence.
• Coach and develop senior technical and operational teams.

Desired Candidate Profile

We are looking for a senior leader with 20+ years of experience, including significant responsibility for large-scale property and facilities operations.

Candidates may come from:

• International real estate developers
• Global shopping mall / retail operators
• Mixed-use and master-planned development platforms
• Integrated FM / property management companies
• Large commercial property owners / operators
• Hospitality and lifestyle destinations
• Large corporate / institutional real estate platforms

International exposure

Experience in one or more of the following markets will be particularly relevant:

Middle East | Europe | USA | Canada

Experience with sophisticated developments in UAE, Saudi Arabia, Qatar, UK, Germany, France, Netherlands or North America would be advantageous.
