Make a real impact as our Part Time Field Services Coordinator. You’ll be instrumental in supporting on-the-ground property operations by conducting inspections, completing wellness checks, and ensuring homes meet Atlas standards. This role is focused entirely on field services and property condition, with all resident and owner communication handled by the Portfolio Manager. Responsibilities and Duties: Promote and continuously reinforce the Atlas Culture and Values: Purpose First > Uplifting Humanity Through Real Estate Good for You, Good for Me, Good for Everything In Community Make it Memorable Simple, Empowered, Accountable Provide field support for Portfolio Managers, including but not limited to: * Building and maintaining positive working relationships with internal teams. * Building and maintaining a schedule including but not limited to inspections, wellness checks, move-in orientations, Notice to Vacate (NTV) inspections, and property condition checks. * Conducting field work including setting up and removing lockboxes and code boxes, completing exterior and interior inspections, and performing on-site property evaluations. * Driving to properties in the portfolio to complete these tasks (approximately 20 hours/week). Fulfill any additional duties as assigned by the team, including but not limited to: * Completing move-in orientations and documenting unit condition. * Performing routine wellness checks and vacancy inspections. * Updating accurate property information, inspection notes, and findings in AppFolio and other workflow software. * Attending regular check-ins with the Portfolio Manager to align on daily and weekly field priorities. * Supporting urgent field needs and emergency situations as required. Standing: Frequently required to conduct property inspections, meet with residents, and perform office tasks. Sitting: Regularly required to perform office tasks, such as computer work and paperwork. Lifting: Occasionally required to lift up to 15 pounds, such as boxes, files, or maintenance supplies. Carrying: Occasionally required to carry light to moderate weight items, such as keys, paperwork, or small tools. Bending: Occasionally required to inspect property conditions, such as basements or crawl spaces. Climbing: Occasionally required to inspect multi-story properties or access property exteriors.
