Job Title: Part-Time Bookkeeper / Property Accountant

Location: Brooklyn, NY, 11234 (100% Onsite)
Schedule: Monday–Wednesday, 9 AM–5 PM (24 hours/week)
Duration: Ongoing temporary role with potential for full-time conversion after 2 months
Reports To: CEO
Compensation: $40-$45/hour
Position Overview:
Seeking a detail-oriented Part-Time Bookkeeper/Property Accountant to manage accounting and financial reporting for Low-Income Housing Tax Credit (LIHTC) projects. This hands-on role involves tracking fund flows, supporting cost certifications, and maintaining compliance reporting for pre- and post-construction affordable housing developments.

Key Responsibilities:

  • Daily Accounting: Enter invoices, monitor expenditures, and maintain accurate records of funding in QuickBooks Desktop.
  • Compliance & Cost Certification: Prepare and support cost certifications (including 95/5 test), ensure audit readiness, and assist with investor reporting.
  • Project Accounting Support: Support ongoing LIHTC projects, reconcile historical activity on completed developments, and assist with project closeouts. Build two QuickBooks files from scratch using bank statements and backup invoices, with guidance from auditors or property management as needed.
  • Cross-functional Coordination: Liaise with auditors, developers, legal teams, and construction managers to ensure financial alignment.
  • Training & Planning: Participate in training during slower periods and prepare for peak season activity (August–October).

Ideal Candidate Profile:

  • Experience with affordable housing developers, community organizations, or real estate consultants focused on subsidized housing.
  • Familiarity with construction loans, tax credit equity, agency subsidies, and private financing.
  • Strong QuickBooks Desktop skills and intermediate Excel proficiency (pivot tables, lookups, reconciliations).
  • Able to work independently, reconcile complex funding streams, and prepare records for audits and tax filings.
