We are looking for an experienced Property Inspector to join our Void team and to help us achieve our social mission.

ABOUT YOU

We’re looking for someone who understands how important it is to have a safe place we can call home and who is motivated to support the local community. For this role you will need:
-

An NVQ Level 2 or equivalent in a relevant trade, surveying, housing-related field or experience

  • Proven experience in property inspections, ideally within a social housing or construction environment
  • Strong knowledge of building construction, maintenance standards, and void processes
  • Excellent organisational skills, with the ability to manage multiple projects simultaneously
  • Ability to work collaboratively with internal and external stakeholders
  • Strong IT skills and the ability to use multiple systems to record and report on works
  • Good understanding of budget management and of health and safety regulations plus experience carrying out site risk assessments
  • A full, valid UK driving licence
  • Asbestos Awareness, Working at Height, and Manual Handling certifications (desirable).
  • Recharge policy or tenancy management training (advantageous).
  • Conflict Resolution - Handling disagreements or issues with contractors or internal teams professionally.
  • Decision-Making - Making informed judgments about repair needs, specifications, and contractor performance.

YOU WILL IDEALLY HAVE SKILLS AND ATTRIBUTES THAT INCLUDE:

  • Strong communication skills, with the ability to work effectively with colleagues, contractors, and residents

  • The ability to work as part of a multi-disciplined team, collaborating across lettings, asset management, and maintenance teams

  • Good time management skills, with the ability to manage multiple properties and priorities simultaneously
  • Practical problem-solving skills, able to identify issues on site and implement solutions quickly

Responsibilities

Within this key position, you will carry out pre, post and snagging inspections on our void properties to ensure work is completed to the highest standard. You’ll carry out Pre-termination inspections once a resident has given notice and project manage the full life-cycle of a void property, from handover to re-let, ensuring timescales and budgets are met.
Working closely with the voids planning, management and operative teams, you will coordinate works, resolving issues quickly and you’ll collaborate with lettings teams to ensure smooth handovers and reduce void times.
In addition you will manage external contractors and suppliers, ensuring works meet contractual requirements and KPIs. You’ll ensure all works comply with health, safety and environmental regulations, carrying out site risk assessments and addressing hazards promptly. You’ll also maintain accurate records using multiple IT systems and prepare detailed inspection reports
