Regal Towers Apartments in Southfield, Michigan is looking for a motivated, skilled and well rounded Maintenance Technician with focus on plumbing to join our team

SUMMARY

As a Maintenance Technician, you will be essential in ensuring the smooth operation of facilities through effective maintenance and repair tasks. Reporting to the Maintenance Manager, you will utilize your core skills in mechanical knowledge, schematics, and facilities maintenance to address various issues, including plumbing and electrical systems. Additionally, your relevant experience in customer service and leadership will support a collaborative work environment, ensuring high standards of safety and efficiency are maintained, ensuring that the property meets all local, state, federal and fire codes. Performs required work to complete resident work orders in a timely and efficient manner, and preventive maintenance services on building systems. May work on other special projects, repairs and improvements for the good of the apartment community. Consistently providing excellent Customer Service to our residents.

QUALIFICATIONS

  • Strong mechanical knowledge and understanding of schematics

  • Proven experience with plumbing (at least 5 years)
  • Knowledge of residential plumbing
  • Excellent customer service and leadership skills
  • Familiarity with maintenance management systems (CMMS)
  • Ability to use power tools and ohmmeters effectively
  • Supervisory experience in a residential or manufacturing environment

Responsibilities
  • This s a full-time position (40H). Monday – Friday from 8am to 5pm with 1hour lunch. This position also requires to be ON-CALL one entire week a month (at least 7 days a month)
  • Responsible for property maintenance as needed and informs Maintenance Manager of shortages of inventory, supplies and other items.
  • Performs the completion of routine repairs from resident maintenance complaints and repairs from the follow-up on inspections for new move-ins (further assuring there are no maintenance deficiencies) and for resident lease renewals, and common area maintenance repairs
  • Perform preventive maintenance related repairs and services
  • While in and around buildings, observes and reports any defects to property, may also complete weekly inspections of all buildings and grounds ensuring that all are maintained in well kept, clean and safe condition
  • Must satisfactorily perform routine repairs in a professional and safe manner, such as electrical, plumbing, carpentry, drywall, painting, heating and cooling, while adhering to all safety rules and regulations. May have to perform other misc. repair items.
  • Is required to provide own basic tools while performing work.
  • Must have working knowledge to use power tools and equipment in a safe and proper manner.
  • Assists with and projects or tasks related to Preventive Maintenance and Risk Management Programs
  • Assists Director of Maintenance and Field Supervisor with any special projects
  • Assists General Manager with special projects on the property
  • If applicable is available to work during his/her regularly scheduled On Call Rotation. Will respond to any emergency calls immediately when working “On Call”. Provides any follow up needed on the next business day, in the event of emergency maintenance problems. Each day review turn in any emergency work orders from calls on the previous night.
  • May conduct inspections of interior and exterior of property (including roofs, walks, roadways, lots, windows, elevators, HVAC systems, etc) and reports any deficiencies to Maintenance Director and/or General Manager.
  • Assure that all deficiencies assigned to you to rectify are corrected in a timely manner.
  • Maintain all outdoor equipment, fences, entry gates, guard stations, grounds, signage, pool furniture, play equipment, etc are maintained and satisfactory and safe condition.
  • During winter weather, be available for snow removal and/or salt applications and winter weather procedures are followed. Completion of Winter Weather Logs each day (Nov.15 – April l1), and review the site to assure that snow and ice have been removed satisfactorily. Also responsible for operating any and all snow removal equipment in a proper and safe manner. Report to Maintenance Director level of supplies to assure that an adequate supply of salt and ice melt are maintained.
  • May be assigned other related duties on occasion and as needed.
