Job Title: Porter Employment Type: Full-time FLSA Status: Non-exempt Location: Two multi-family apartment communities totaling 107 units. The main office and primary location is The Park at Fifth. Reports to: Maintenance Supervisor Compensation Package: * Competitive starting hourly pay range of $19.00-$19.00 * Monthly transportation allowance of $200.00 * 20% employee rent discount available; subject to availability Benefits Package: * Medical insurance at no cost to the employee * Dental insurance at no cost to the employee * Supplemental insurance available at employee expense (Vision insurance, Life and AD&D insurance, Critical Illness insurance, Accident Protection Plan insurance, Hospital Indemnity Protection Plan Insurance) * 401k enrollment program available * Life Balance Program access for associate-only discounts * Paid time off, accrued through the year at 5.66 hours per pay period (136 hours per year). * 8 paid holidays off per year (Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Day After Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day) Administrative: * Comply with all Fair Housing and Equal Housing Opportunities requirements * Comply with appropriate state landlord/tenant statutes * Comply with OSHA safety regulations * Attend training and development seminars * Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested Asset Preservation: * Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations * Perform regularly scheduled inspections of all common areas * Ensure preventative repairs are done on a regular basis General Maintenance: * Perform janitorial services for the interior and exterior of the building, including and not limited to sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting * Operate a leaf blower and pressure washer * Assist in maintenance duties as assigned by Property Manager or Maintenance Supervisor Resident Experience: * Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal * Paint interior and exterior surfaces as necessary * Interact with current and future community members in a professional, courteous, and non-discriminatory manner What You’ll Need: * Authorization to work in the United States * High School Diploma or equivalent * Reliable transportation * 1+ years of relevant porter and groundskeeping experience * General knowledge of various janitorial services including sweeping, mopping, trash pickup, vacuuming, and dusting * Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development Your Work Environment: * Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways * Approximately 10% in office environment using computer or tablet and phone. * Frequent lifting, pushing, carrying or pulling of 20-50 pounds * Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures * May be required to work weekends Mission Statement: “Affinity doesn’t just manage an asset – we cultivate an investment.
