You’ll ensure the grounds, common areas, and amenities are clean, safe, and well-presented while supporting the maintenance team with day-to-day operations. This role is hands-on and fast-paced, combining physical work, attention to detail, and teamwork to create a community residents are proud to call home. Key Responsibilities: * Grounds & Exterior Maintenance * Maintain cleanliness of grounds, parking areas, and property perimeters * Sweep sidewalks, breezeways, and common walkways * Maintain dumpster areas and support periodic power washing * Assist with basic exterior upkeep including signage, lighting, and curb appeal * Pool & Amenity Areas * Clean and maintain pool areas, furniture, and surrounding spaces * Empty trash receptacles and maintain overall cleanliness of amenities * Support upkeep of shared outdoor areas and equipment * Common Area Upkeep * Maintain cleanliness of laundry rooms and shared interior spaces * Keep common areas organized, clutter-free, and presentable * Support overall property appearance standards * Unit Turns & Maintenance Support * Assist with trash-outs and preparation of vacant units * Support maintenance technicians with assigned tasks * Deliver notices, newsletters, and communications to residents * Assist with special projects as needed * Resident Experience * Provide courteous and professional interactions with residents * Promote a positive and welcoming community environment * Represent the property with professionalism at all times * Team Support & Operations * Work collaboratively with maintenance and management teams * Follow safety procedures and company standards * Assist with additional duties and operational needs as assigned WHAT SUCCESS LOOKS LIKE * Maintains clean, safe, and well-presented grounds and common areas daily * Supports strong curb appeal and overall property appearance * Completes assigned tasks consistently and on time * Provides reliable support to the maintenance team * Contributes to a positive resident experience * Follows safety procedures and maintains organized work areas GROW WITH US This role can lead to advancement within maintenance and operations: ➡️ Multi-Site Porter / Groundskeeper ➡️ Maintenance Technician I, II, III ➡️ Lead Maintenance Technician ➡️ Assistant Property Manager (with additional development) ➡️ Regional or Corporate Roles Advancement is based on performance, skill development, certifications, and leadership potential.
