What this opportunity involves: We are seeking two Finance professionals to join us as our Portfolio Accountant. You will be part of a national portfolio of commercial and retail assets. You will be part of a finance team for this client. Your role is crucial in maintaining accurate financial records, assist with budgets and forecasts including variance commentary, and working as a trusted business partner with the Property Managers and clients for your assigned portfolio. This is a permanent, full-time position required in Sydney. Key Responsibilities: Business Partnership: Serve as the key finance business partner to JLL Property Managers, ensuring seamless collaboration and communication Financial Reporting: Deliver comprehensive financial reports for a diverse portfolio of assets, including month-end reporting with variance commentary to budget Journal Processing & Reconciliations: Prepare and process journal entries, complete balance sheet reconciliations, and perform IFRS rent smoothing and incentive amortization calculations Annual Financial Management: Conduct annual tenant outgoing recovery reconciliations, liaise with outgoings auditors, and assist with preparation of annual budgets and forecasts Purchase Order Management: Review all purchase orders over 3 months for validity and ensure all Capex purchase orders include proper documentation (GJOB and CERF) Portfolio Transitions: Manage seamless transition of new properties into the portfolio and process cease management of properties when required GST & Client Processing: Reconcile GST reports, process client remittances, and coordinate with clients regarding annual audit information flow Compliance & Quality Assurance: Ensure adherence to Trust Accounting and Property Accounting policies, maintain JLL's internal compliance standards, and prepare 6-monthly internal audit checklists Training & Development: Lead and participate in monthly finance training sessions to enhance team knowledge and capabilities Key Skills & Requirements Tertiary qualification in Finance, Accounting or related disciplines Achievement or studying towards professional qualifications (CA / CPA) will be highly regarded Prior Commercial and/or Retail Property accounting experience will be an added advantage At least 2 years of experience in financial reporting, budget and forecasting is essential Experience using MRI or other asset management software will be preferred, but not essential Excellent written and oral communication skills to liaise with a variety of stakeholders High level time management and ability to prioritise tasks with competing deadlines Demonstrated ability to work in a team environment as well as autonomously What you can expect from us: Great employee discounts off fitness, wellbeing & other renowned bands Private Health Insurance Discounts Employee assistant program Novated Lease for EV cars Paid time off for volunteer work Career Opportunities with Australia's #1 Commercial Real Estate firm Premium offices About us: At JLL, we see a Brighter Way forward for our clients, our people, our planet, and our communities.
