JOB SUMMARY

GPM property management company looking to hire a Portfolio Condominium Manager to oversee a group of residential condominium corporations. This role involves managing the day-to-day operations, financials, maintenance coordination, and board communications for multiple properties. The ideal candidate is organized, proactive, and experienced in condominium management, with the ability to handle the unique needs of several condo boards and communities at once.

QUALIFICATIONS

  • Certification in Condominium Management (RCM, CMRAO License) is strongly preferred.
  • Minimum 2–4 years of experience managing multiple condominium properties.
  • Strong knowledge of the Condominium Act and related regulations.
  • Proven experience managing operating budgets and reserve fund projects.
  • Exceptional communication, organizational, and conflict-resolution skills.
  • Proficient in property management software and Microsoft Office Suite.

Responsibilities
  • Serve as the primary liaison between condominium boards and service providers.
  • Attend and prepare for board meetings, including agenda creation, meeting packages, and accurate minute-taking.
  • Provide guidance to boards on matters related to the Condominium Act and governing document.
  • Assist in the preparation and management of annual operating budgets and reserve fund budgets.
  • Review financial reports and coordinate with accounting staff to ensure accuracy.
  • Manage collection of common element fees and follow up on arrears as required.
  • Coordinate regular maintenance, inspections, and repairs of common elements.
  • Obtain quotes, manage contracts, and oversee vendor performance.
  • Monitor capital improvement projects and ensure timelines and budgets are met.
  • Address resident inquiries, complaints, and requests in a timely and professional manner.
  • Ensure effective communication between residents, the board, and management.
  • Enforce condominium rules and bylaws fairly and consistently.
  • Ensure compliance with the Condominium Act, local bylaws, and all relevant regulations.
  • Maintain accurate records, correspondence, and documentation for each property.
  • Conduct regular site visits and report on property condition and compliance.
