Job Description:
The Portfolio Management Analytics (PMA) Analyst -or- Associate is responsible for supporting the production of analytics for Affinius Capital’s global real estate equity and debt investments. The ideal candidate is highly skilled in Excel, with advanced knowledge and experience in handling large datasets. They must have exceptional attention to detail, strong process and change management skills, and the ability to work effectively across different functions. The role involves delivering relevant information for various property types, including industrial, multifamily, data centers, retail, and office, and spans the risk spectrum from ground-up development to core investments. This critical role reports directly to the PMA-San Antonio Lead and collaborates closely with the Chief of Staff, as well as members of Portfolio Management, Asset Management, Capital Markets, Development, and Corporate Finance.

Requirements:

  • Bachelors degree from an accredited university, preferably with an emphasis in a quantitative field of study, such as Finance, Mathematics, Data Science, or related field.
  • 0-5 years of relevant experience developing complex Excel cash flow models.
  • Advanced proficiency and proven experience in Excel (macros, VBA, advanced formulas, pivot tables, conditional formatting, data simulations).
  • Attention to detail is a must, as are strong communication skills and a high degree of emotional intelligence.
  • Strong organizational skills are required.
  • Self-starter; capable of developing and meeting deadlines in a fast-paced environment.
  • Willing to work onsite full-time and travel to regional offices as needed.
  • Qualifications may warrant placement in a different job title
Responsibilities
  • Support the production of all investment, fund, fund of fund, and investor Excel-based proprietary cash flow models. This includes overseeing the production of the quarterly analytical calendar, managing the investment population, initializing the current quarter’s proprietary models, and coordinating business processes across multiple departments and regional offices of Affinius Capital to facilitate quarterly reforecasts.
  • Assist with ongoing modeling needs for PMA and the broader platform, acting as a subject matter expert for all proprietary models and tools. This involves close collaboration with IT for model automation and data connectivity, Asset Management and its Model Advisory Group as primary users of investment models, PMA members and portfolio managers for fund and fund of fund models, and Finance for track records and corporate reporting.
  • Continuously evaluate and improve proprietary models, building additional Excel-based models and tools as needed. This requires expertise in Excel macros and VBA, advanced formulas, conditional formatting, pivot tables, and data simulations.
  • Use proprietary models to perform sensitivities and scenario planning that inform portfolio managers and other decision makers.
  • Respond to ad-hoc requests from portfolio managers, investors, and company leadership, performing sensitivities and scenarios as required.
  • Define, publish, and reconcile the company’s investment population, adjusting for new and sold investments as transactions occur, ensuring all investments are included in the analytics.
  • Provide thought leadership in designing analytical tools and the supporting infrastructure that connects these tools with external data sources and systems.
  • Design and implement reporting solutions that meet the needs of end users, including portfolio managers, development heads, investors, and corporate leadership, leveraging existing PowerBI capabilities and exploring alternative reporting solutions when appropriate.
  • Foster a team-oriented culture and demonstrate partnership skills when liaising with stakeholders across departments and regional offices.
  • Coordinate with the Compliance team to establish and maintain necessary disclosures around analytical work products.
  • Perform additional duties as assigned.
