Overview Post-Closing Underwriter Salary up to $90k + full time benefits including 401k, paid holidays, and paid vacation Location: Remote Position Summary The Post-Closing Underwriter serves as the primary liaison between Underwriting and Post-Closing to ensure all outstanding conditions are resolved and that closed loans fully meet investor, agency, and company requirements. This role ensures accuracy, compliance with TRID and investor guidelines, and timely resolution of post-closing issues to protect loan salability and minimize defects. Responsibilities Post-Closing Review & Condition Resolution Act as the main point of contact between Underwriting and Post-Closing to research, resolve, and follow up on outstanding investor or agency conditions. Independently review closed loan files in Encompass after investor conditions are issued to verify whether documentation is already present or still needed. Verify that all outstanding underwriting conditions have been met and the loan meets investor salability requirements. Identify loan defects, research root causes, and determine acceptable documentation needed to cure deficiencies. Collaborate with Underwriters, Credit Portfolio Managers (CPM), Processing Managers (PM), Customer Service, and other internal teams to secure required documentation. Compliance & TRID Validation Review all Loan Estimates (LE) and Closing Disclosures (CD) to ensure title and lender fees comply with TRID guidelines. Confirm that any fee increases are supported by a valid change in circumstance (CIC) and properly documented within the file. Provide clarification on complex compliance issues and ensure documentation meets regulatory and investor standards. Communication & Escalation Communicate complex or technical information clearly and concisely to internal and external parties. Reach out to the Underwriter only after confirming that the required documentation is not present in the file and independent resolution attempts have been exhausted. Escalate unresolved investor issues to the CPM for review and direction. Provide monthly feedback on post-closing error trends to Underwriting, ensuring all findings are reviewed with the CPM prior to distribution. Quality Control, Tracking & Reporting Track post-closing defects, documentation trends, and recurring issues to support continuous improvement. Maintain an advanced understanding of loan program guidelines, documentation requirements, and investor expectations. Ensure all post-closing conditions are cleared within company service-level agreements (typically within 15 days of notification). Work proactively with the Post-Closing department to obtain updates and ensure timely resolution of all outstanding conditions. Qualifications Minimum of 5 years of mortgage industry experience, specifically within underwriting, post-closing, or quality control functions. Advanced knowledge of TRID, agency and investor guidelines, and loan salability requirements. Strong analytical ability with expertise in reviewing complex loan files and identifying documentation deficiencies. Proficiency with Encompass or similar LOS platforms. Excellent written and verbal communication skills. Ability to work independently, manage multiple priorities, and meet service-level expectations.
