SUMMARY: BEAR is hiring a Pre-Construction Assistant Project Manager to handle needs for its Multi Family projects. The position involves assisting the Pre-Construction department team during the pre-construction phase.

QUALIFICATIONS:

  • 2+ years of solid hands-on experience with a GC or with a developer working on administrative construction tasks
  • Computer use – Microsoft Office, Jonas, Smartsheet
  • Attention to detail, exceptional verbal, written and presentation skills
  • Knowledge with Excel based Project budgets

Responsibilities
  • Permits – Main Point of contact. Work with the Pre-Con, Design and Development team to submit for and track the approval process.
  • Permit/Approvals include - DNR, IEPA, Storm Water Protection Plan, Municipal Building, Municipal Civil, Municipal Engineering and County required Building Permits if applicable.
  • Request Checks for Permits. Ensure timely delivery.
  • Design – Participate in design decisions that meet or exceed Bear Design Standards. Assist with developing new standards.
  • Complete plan reviews throughout the design development stage of pre-construction.
  • Schedule – Maintain the Pre-Con Outlook calendar.
  • Job Fairs - Set Up Section 3 and Disadvantaged business Job Fairs – as required. Attend job fair and answer questions from interested contractors and local labor.
  • Project Pre-Bid Walk – Assist with contractor pre-bid project walk throughs.
  • Design Meetings – Participate in design meetings. Provide updates on permits.
  • Energy Rebate Programs – Identify all available rebate programs for projects. Provide construction documents, applications, and coordinate meetings.
  • Central purchasing department – Participate in sharing of information between BREG entities, development of new standards and pursuing purchase agreements for materials and equipment.
  • Estimating Department - Provide assistance as needed.
  • Will Serve Letters – Obtain water, sewer, storm, electric, gas and fire Dept will serve letters from municipalities and private utility companies.
  • Submit applications for Electric and Gas services.
  • Pre-Order of equipment – Main contact for pre-orders of long lead items - Electrical equipment.
  • Computer use – Microsoft Office, Jonas, Smartsheet, Bluebeam.
  • Department Goals – Work as an integral team member to help the department achieve its goals. These include.
