As a Preconstruction Coordinator, you will support the Preconstruction Manager in delivering high-quality preconstruction services for high-rise residential projects. You will play a key role in organizing and managing the early stages of the construction lifecycle, including tendering, scope coordination, document control, and stakeholder communication. This position is ideal for a detail-oriented and driven individual who thrives in a fast-paced, team-based environment.

Responsibilities

WHAT YOU WILL DO

  • Assist in preparing and distributing tender documents, including drawing sets, comparison sheets, and tender invitations.
  • Coordinate and track trade-scope documents to ensure accurate and complete tender packages.
  • Liaise with trades and consultants to clarify scope and obtain necessary information during the bidding process.
  • Support the value engineering process by identifying cost-saving opportunities and constructability improvements.
  • Coordinate documentation and facilitate trade contract execution, including Letters of Intent and associated schedules.
  • Maintain and update preconstruction logs, schedules, and reports in collaboration with the Preconstruction Manager.
  • Assist in planning and scheduling internal and external preconstruction meetings, and prepare meeting minutes and action items.
  • Support the preparation and organization of project-specific risk assessments, permit applications, and startup documentation.
  • Participate in constructability reviews and coordinate input from project stakeholders, including consultants and the construction team.
  • Manage and organize digital document filing systems to ensure all preconstruction materials are current, accurate, and accessible.
  • Support estimating and budgeting efforts by collecting and organizing pricing, scopes, and subcontractor data.
  • Coordinate with the Development Team for permit tracking (e.g., demolition, tree removal, site prep).
  • Ensure consistent communication with trade partners, consultants, and internal teams to support a smooth transition from preconstruction to construction.

THIS ROLE COULD BE FOR YOU IF YOU HAVE

  • Diploma or Degree in Construction Management, Engineering, Architecture, or related field.
  • 2+ years of experience in a construction-related role, ideally within high-rise residential or multifamily projects.
  • Strong organizational and time management skills with the ability to handle multiple priorities.
  • Proficient with Microsoft Office Suite (Word, Excel, Outlook); experience with MS Project and construction management software (e.g., Procore, Bluebeam) is an asset
