Description
At Clancy & Theys, we do more than build structures — we build trust, partnerships, and communities.  We are seeking a detail-oriented and driven Preconstruction Estimator to join our Wilmington, NC team. As a member of the Preconstruction team, the Preconstruction Estimator is responsible for a variety of estimating functions including accurate quantity surveys, analyzing proposals and requirements, and preparing cost estimates for major construction projects. This role requires meticulous attention to detail, excellent time management, strong follow-up and organizational skills, and a commitment to established processes and procedures. The ideal candidate will be able to prioritize and coordinate multiple tasks while balancing and managing multiple deadlines in a fast-paced, collaborative environment. KEY RESPONSIBILITIES * Calculate and prepare complete quantity take-offs, material price lists, labor costs per man hour, equipment costs, and other required statistical data. * Solicit subcontractor bids and vendor quotes. * Review, analyze, and interpret bid documents to determine scope of work, identify risks and opportunities, and prepare detailed cost estimates. * Prepare proposals and utilize independent judgment in determining final price quotations to ensure projects are awarded and profitable. * Cultivate working relationships that encourage a collaborative team environment and professional approach consistent with The Clancy Way. * Maintain accurate, complete, and updated project plans, specifications, correspondence, and estimating documentation including quantity take-offs and pricing data. * Report project status to the Preconstruction team and recommend improvements to ensure estimating performance objectives are achieved. QUALIFICATIONS * Minimum 2-year Associate’s Degree required; 4-year Bachelor’s Degree preferred. * 3–10 years of industry experience in a preconstruction or estimating role. * Valid driver’s license in good standing. SKILLS & KNOWLEDGE REQUIREMENTS * Strong knowledge of construction management means and methods, including specific trades and scopes of work. * Ability to prepare accurate and comprehensive quantity surveys. * Proficiency with construction management software, Bluebeam, and Microsoft Office Suite. * Experience with AutoCAD, Assemble, Revit, and scheduling software is a plus. * Strong written and verbal communication skills. * High level of interpersonal skills to handle sensitive and confidential situations. * Strong analytical, organizational, and multi-tasking abilities to prioritize work and meet deadlines. * A wide degree of creativity and latitude is encouraged. * Ability to work effectively in a highly diverse and inclusive environment.
