Reporting Relationship Direct Manager: Post Facilities Manager Responsible for: Individual contribution to support site team Responsibilities The Hard Service Engineer will be responsible for: Site Operation Management (including vendor management) Monitoring operation of electrical and mechanical equipment supporting the facility and facility’s critical operations Analysing the operation of the various systems to determine the cause of any problem / malfunctions and take corrective action as required Working with other members of the team to meet all key performance indicators as set out in the management contract Ensuring all site facilities operations, maintenance and management activities of the electrical, mechanical, chemical, fire protection systems and equipment, etc., are performed in a safe and efficient manner and comply with the client, JLL and governmental policies and requirements Energy management programs to assist the client to reduce cost and eliminate waste Managing all vendors effectively and to carry out technical and safety audits/maintenance and repairs for all equipment as scheduled Developing engineering service delivery standards with the assistance from JLL’s EOS Platform Understanding and adhering to the site’s Critical Environment Management procedures Working with Post FM and Helpdesk personnel to schedule equipment to be taken off line so that preventative maintenance can be performed Providing viable solutions for technical issues to the client at all times Implementing the Planned Preventive Management Program for the site Providing input for minor projects and coordinate with vendors from commencement to completion while working with the Programme Director Assisting the Digital Performance & Quality Lead in conducting compliance reviews as directed Conducting site training and support aimed at expanding the capabilities of the Operations staff Administering the JLL 360 program for PPM on site Client/Stakeholder Management Manage hard service team member to deliver excellent customer service to meet client’s onsite expectations Manage the procedures to ensure service delivery meets contractual obligations and standards and client expectations Finance and Commercial Management Managing site’s financial operations are meeting targets and control requirements Managing and monitor financial processes to ensure account payable procedures are always followed Ensuring that all contracts are professionally delivered at the right cost and in line with the JLL Code of Ethics Health and Safety Management Managing in review of Safe Work Method Statements (SWMS) prior to works being under-taken on site Making sure that site is always in safe condition and raising any issues related Core Competencies The Hard Service Engineer will demonstrate the following competencies: Excellent technical troubleshooting knowledge and skills Special knowledge and skills including exposure to HVAC, mechanical, electrical and fire systems Be familiar with the Scope of Work (SOW) and assist Post Facilities Manager in the delivery of Client Satisfaction, Uninterrupted site operation and continuously improving services under FCDO policies Proficient in MS Applications such as Excel, Word and PowerPoint Fluent English and Japanese Communicate effectively orally and in writing Team player, motivate and engage with colleagues Client focus & relationship management Problem solving and strategic thinking skills Security clearance Experience University degree or professional qualification in engineering/facilities management Minimum of four (4) years of experience in facilities, property management, hospitality or related field Experience in incident managing and reporting Experience in vendor management and procurement Experience in or capability of working in a diplomatic environment Employment Type: Contract Employee Work Location: Chiyoda-ku, Tokyo Smoking Policy: No smoking on premises (designated smoking areas available) Working Hours: 9:00 AM to 6:00 PM (hours may vary when working at client sites) Flexible Work Hours: Core hours apply Remote Work: On-site attendance required (Remote work requests require consultation) Holidays: Two days off per week (Follows Japanese calendar) Base Annual Salary: ¥5,000,000 - ¥7,000,000 (The above is an estimate only; the final amount will be determined after the interview based on skills and communication abilities) Overtime Pay: Included.
