POSITION OVERVIEW:

We are seeking a seasoned and results-driven Development Project Director to lead the planning, design, and execution of high-profile real estate development projects. The ideal candidate will bring over 15 years of experience in construction, consultancy, and project management, with a proven track record in Tier One or multinational construction companies. This role requires a strategic leader with strong technical expertise, contractual acumen, and exceptional leadership skills to oversee all technical and development aspects of projects.

Project Feasibility and Design Conceptualization:
Conduct feasibility studies to evaluate project viability.
Lead preliminary design conceptualization to support feasibility studies.
Collaborate with design consultants, review design submittals, and ensure proper documentation is submitted to authorities.
Coordinate, negotiate, and follow up with authorities to secure necessary project approvals.
Technical Oversight:
Manage the entire technical aspects of the real estate developer’s operations, including cost validation, time and cost schedules, and cash flow analysis.
Oversee project soft, hard, and total cost reviews.
Analyse work schedules, mitigation plans, BOQs, and variation requests.
Ensure construction methodologies align with project goals, from foundational works to final finishes.
Stakeholder Management:
Lead stakeholder meetings, ensuring consultants and contractors deliver services as per agreements.
Facilitate negotiations and maintain strong relationships with all project stakeholders, including consultants, contractors, and authorities.
Prepare comprehensive monthly project reports and updates for senior management.
Contract Administration and Compliance:
Possess strong knowledge of FIDIC contracts and administer contractual obligations effectively.
Demonstrate proficiency in English for drafting and interpreting contractual and legal documents
Qualifications and Requirements:
Bachelor’s degree in civil engineering or higher from an accredited university.
PMP Certification is mandatory.
Experience:
15+ years of construction experience, including 10 years in Tier One or multinational construction companies, consultancy, or construction management firms.
At least 5 years of experience as a Project Director.
Technical Expertise:
Proficiency in AutoCAD and Primavera.
In-depth understanding of engineering technical knowledge and construction methodologies.
