Department: Residential Sales Line Manager: National Head of Residential Sales & Private Office OVERVIEW: The Project Director is responsible for originating, structuring, and securing residential project mandates from developers, directly contributing to the growth of Savills' Residential Sales business. This role is a front-line commercial leader, accountable for: Building and converting a strong project pipeline Establishing long-term developer partnerships Driving revenue growth through strategic deal-making The role requires a combination of business development, deal structuring, and market advisory, with strong influence across both external clients and internal teams. RESPONSIBILITIES: Developer Relationship & Business Development: Build and maintain strategic relationships with key developers across Vietnam Establish direct access to decision-makers (Chairman, CEO, Sales Director) Position Savills as a preferred agency partner for residential projects Develop long-term partnerships to ensure recurring project opportunities Project Sourcing & Pipeline Management: Identify and source new residential projects aligned with company strategy Build and actively manage a qualified pipeline of potential mandates Evaluate project potential based on market fit, product positioning, and revenue opportunity Ensure consistent pipeline conversion to meet business targets Deal Structuring & Mandate Acquisition: Lead negotiations with developers on: Agency models (exclusive / co-agency / master agency) Commercial terms and commission structures Prepare and deliver high-impact pitch proposals in collaboration with internal teams Secure official project appointments and mandates Drive deal closure with strong commercial outcomes for Savills Project Commercialization & Go-to-Market Leadership: Define project positioning, pricing strategy, and key selling points Lead go-to-market strategy in collaboration with Sales, Marketing, and Research teams Ensure full readiness before project launch (product, training, materials, strategy) Align developer expectations with Savills' execution approach Cross-functional Leadership & Execution: Lead coordination across: Sales teams (local & international) Marketing & Operations Research / Consultancy Ensure smooth onboarding and execution of secured projects Monitor project performance and adjust strategy where required Drive alignment and accountability across teams Market Intelligence & Strategy Advisory: Provide insights on market trends, pricing, and buyer behavior Advise developers on project positioning and market entry strategies Contribute to Residential Sales business strategy and pipeline planning Support strategic decision-making through data-driven insights Team Capability & Performance Enablement (if applicable): Equip sales teams with strong product knowledge, investment narratives, and selling tools Support training and capability building initiatives Drive performance mindset and accountability within project teams REQUIREMENTS: Experience: 10–15 years in real estate, with strong exposure to: Developer side (Sales / Investment / BD), or Agency (Residential / Investment / Capital Markets) Proven track record in securing projects or working directly with developers. Capabilities Strong commercial and deal-making mindset Deep understanding of residential market dynamics Excellent stakeholder management at senior level Strong negotiation, presentation, and influencing skills Ability to work across multiple internal functions Network (Critical Requirement) Strong existing relationships with developers in Vietnam Ability to access and influence decision-makers
