Description

The Project Manager role is a key management position requiring a high degree of independent decision-making and professionalism. Within the authority delegated by the Vice President of the Property Maintenance Division, this candidate will have the ability to oversee all aspects of a multi-family project, from planning and estimation through execution and final punch work, ensuring smooth coordination between all parties involved.

MINIMUM QUALIFICATIONS:

  • College education and/or a 2year degree in management, construction, or a related field preferred.
  • Minimum of 10 years of industry experience.
  • OSHA 10 certification required; OSHA 30 preferred (must obtain within 6 months).
  • Experience as a MultiFamily Property Maintenance Manager is highly desirable.
  • Ongoing education, professional certifications, and technical training are a plus.
  • Proven ability to selfmanage and efficiently organize multiple projects simultaneously.
Responsibilities

ESSENTIAL FUNCTIONS & KEY RESPONSIBILITIES:

  • Oversee the complete lifecycle of multifamily construction projects, from preconstruction planning through punch work and final delivery, ensuring timely and successful project completion.
  • Lead a diverse project team, including internal staff, subcontractors, and vendors, ensuring alignment with project goals, timelines, and quality standards. Coordinate efforts across all parties to ensure smooth execution of the project.
  • Prepare accurate cost estimates for multifamily projects, covering materials, labor, and contingencies. Monitor project cash flow, approve subcontractor invoices, and ensure adherence to the project budget.
  • Evaluate and recommend subcontractors based on bid evaluations, past performance, and costeffectiveness. Negotiate contracts, monitor performance, and ensure compliance with project scope, schedule, and quality standards.
  • Manage and track project schedules, ensuring that all deadlines and milestones are met.
  • Coordinate the scheduling of subcontractors and vendors, addressing any delays and ensuring timely resolution of punch list items and final signoff by clients.
  • Maintain detailed project documentation, including contracts, change orders, correspondence, and schedules.
  • Prepare and submit regular status reports, providing updates on budget, schedule, risks, and subcontractor performance.
  • Conduct regular site inspections to ensure adherence to the scope of work, identify potential issues early, and maintain highquality standards throughout the project.
  • Safety & ComplianceEnforce strict safety protocols onsite, ensuring a safe working environment for all workers and compliance with local building codes and regulations.
  • Oversee the scheduling and coordination of multiple location projects within the region, managing support staff, selfperforming workforce, and subcontractors to ensure consistent project performance.
  • Attend local technical and professional society meetings and seminars to stay updated on industry trends, best practices, and regulatory changes.

GENERAL CONDITIONS AND DUTIES:
