Description The Project Manager supports the successful delivery of architectural design, design/build, and selected ground-up or site-adaptive projects within Division 25. This role is responsible for coordinating project execution from early planning and due diligence through permit, consultant coordination, client communication, and handoff into construction. The position works closely with the Sr. Project Manager/Director, internal production staff, consultants, permit expeditors, and Menemsha Construction to maintain schedule, quality, and alignment across active projects. This role is intended for a strong project management professional who can manage multiple assignments at once, maintain organized project documentation, support QA/QC efforts, and help drive design and design/build projects forward. The ideal candidate understands architectural project workflow, has experience coordinating broader consultant scopes, and can help manage project variables beyond drawing production, including permitting path, site-related constraints, and construction readiness. Key Responsibilities Project Coordination and Delivery · Support the day-to-day management of architectural, design/build, and selected ground-up or site-adaptive projects from kickoff through permit and project handoff. · Develop, maintain, and update project schedules, milestone dates, and action item logs. · Coordinate internal project teams to help ensure timely completion of design and permit deliverables. · Monitor project status and proactively identify schedule, scope, consultant, or jurisdictional risks. · Maintain organized project files, meeting notes, trackers, and correspondence. Consultant and Client Coordination · Coordinate with civil, structural, MEP, and specialty consultants to support timely production, review, and incorporation of consultant documents into project deliverables. · Support communication with clients regarding project status, information needs, schedules, and next steps. · Coordinate with jurisdictional agencies, landlords, and permit-related parties as needed in support of project progress. · Assist in organizing and documenting coordination meetings, client meetings, consultant meetings, and internal working sessions. Design, Technical, and Design/Build Support · Support the implementation of client design standards, prototype requirements, and project-specific program needs. · Assist the project team in translating design intent into coordinated construction documents and workable project solutions. · Participate in technical review and QA/QC of project documents at various stages, including SD, DD, CD, bid, and permit sets. · Help identify gaps, inconsistencies, or coordination issues in drawing sets and work with the team to resolve them. · Support design/build coordination with Menemsha Construction and external partners to align design intent, constructability, scope, and schedule expectations. Ground-Up and Site-Adaptive Support · Support projects involving ground-up, shell, exterior, or site-adaptive scope in addition to tenant improvement work. · Coordinate project elements tied to site development, utilities, jurisdictional requirements, consultant sequencing, and broader construction readiness. · Assist in managing site-related risks, consultant dependencies, and project issues that may affect schedule, permitting, or constructability. Permit and Pre-Construction Support · Ground-Up and Site-Adaptive Support · Support projects involving ground-up, shell, exterior, or site-adaptive scope in addition to tenant improvement work. · Coordinate project elements tied to site development, utilities, jurisdictional requirements, consultant sequencing, and broader construction readiness. · Assist in managing site-related risks, consultant dependencies, and project issues that may affect schedule, permitting, or constructability. Team and Operational Support · Ground-Up and Site-Adaptive Support · Support projects involving ground-up, shell, exterior, or site-adaptive scope in addition to tenant improvement work. · Coordinate project elements tied to site development, utilities, jurisdictional requirements, consultant sequencing, and broader construction readiness. Assist in managing site-related risks, consultant dependencies, and project issues that may affect schedule, permitting, or constructability Requirements Knowledge, Skills, and Abilities · Strong understanding of architectural project delivery, consultant coordination, and construction documentation. · Ability to read and interpret architectural drawings, consultant documents, specifications, and project schedules. · Working knowledge of design/build project delivery and coordination with construction teams. · Understanding of broader project workflow for ground-up or site-adaptive projects, including consultant sequencing, jurisdictional coordination, and construction readiness. · Strong organizational and time-management skills with the ability to manage multiple projects and priorities simultaneously. · Strong written and verbal communication skills with the ability to coordinate effectively with clients, consultants, contractors, and internal teams. · Ability to identify issues, follow through on action items, and help drive project progress. · Strong attention to detail in project documentation, schedules, meeting notes, and quality review. · Proficiency in AutoCAD, Microsoft Office, and Bluebeam required; working knowledge of Revit preferred. · Ability to work independently while also collaborating effectively with cross-functional teams.
