Job Overview: The Project Manager of Capital Improvements and Facilities oversees building operations, preventative maintenance, compliance programs, and capital projects across a residential portfolio. This role manages a variety of capital projects across a large, scattered-site residential real estate portfolio, coordinating closely with engineers, contractors, and internal and external stakeholders. This role ensures building systems are safe, functional, and compliant, and that all major repair and improvement work is executed efficiently. Key Responsibilities: Capital Projects & Engineering Coordinate CapEx projects involving structural, roofing, rear-yard, façades, and water-infiltration work. Assist with scope development, contractor and engineering coordination, project tracking, and legal MSA initiation. Maintain Monday.com project updates, timelines, and documentation for all CapEx initiatives. Attend project meetings; monitor progress; support close-out, reporting, and vendor performance. Manage engineering assessments and contractor work for roof leaks, foundations, exterior remediation, and related site issues. Ensure required planning, filing, testing, and resident access are properly coordinated. New Acquisition Due Diligence Support Participate in preliminary inspections to identify issues prior to formal third-party inspection. Attend official third-party inspections and assist with the creation, review, and negotiation of Punch Lists (PL). Track PL completion, attend final walkthroughs, and verify compliance prior to closing. Resident Access & Project Logistics Collaborate in obtaining access to units and common areas for vapor mitigation system installations, quarterly OM&M inspections, engineering site walks, pilot testing, and other projects. Ensure professional resident interactions and minimize disruption during projects. Vendor, Contractor & Compliance Oversight Manage vendor relationships, contract reviews and negotiations, compliance uploads, reporting, and corrective work tickets. Ensure building documentation—including inspection reports, service logs, and CapEx files—is accurate and up to date. Oversee operational budgets, KPIs, and maintenance workflow efficiency. Required Skills and Abilities: 5+ years in facilities management, building operations and/or construction/CapEx coordination. Experience managing a scattered site portfolio required. Experience managing field staff and maintenance teams. Strong knowledge of building systems, engineering reports, and project coordination. Familiarity with work-order software and project-management tools (Monday.com, Yardi preferred). Strong organizational, communication, and vendor-management skills.
