Description This leadership role within the Project Management team of CBI Construction Services (“CBI”) works closely with CBI’s Preconstruction department and Field Operations team to maintain and ensure that corporate goals and requirements for safety, quality, scheduling and budgeting are met and adhered to for projects being constructed and/or managed by CBI. This role reports directly to CBI’s Senior Project Manager. Duties Include (but are not limited to): Take ownership and pride in all aspects of each project, including project budgets, scopes of work, subcontracts, schedules and interactions with and reporting to clients and owners Collaborate with CBI’s Preconstruction team, Senior Project Manager, Capstone’s development team and the project design team on product design, efficiency, historical design flaws, and value engineering opportunities in an effort to build current product offerings more efficiently and help design more affordable product types for future development and construction opportunities, including but not limited to Student Housing, Senior Housing, Acquisition/Rehab and Conventional Multifamily housing Thoroughly review plans and specifications to determine project requirements and scopes while occasionally providing take offs, if needed Collaborate with CBI’s Senior Project Manager and VP of Operations to create a project schedule that meets ownership’s delivery objectives and consistently measures and tracks progress throughout the life of the project against project schedule’s milestone dates Collaborate with CBI’s Preconstruction team to negotiate trade partner labor, equipment and materials in addition to items classified as General Conditions Collaborate with CBI’s Preconstruction team to ensure that the intent/scope of the original project construction estimate is maintained throughout the buyout and construction processes Maintain a high sense of urgency regarding buyout Prepare and execute subcontracts and purchase orders Review and approve all invoices and pay applications Review and negotiate project change orders Maintain detailed project budgets on a weekly basis Fulfill weekly reporting obligations to project ownership in addition to Capstone’s development team Distribute, review, document, and maintain all required product submittals, submittal logs, shop drawings, and substitution requests to and from trade partner’s, suppliers, consultants, and owner representatives. Distribute, review, and maintain an accurate log of all Requests for Information as they arise throughout the project. Closely follow existing CBI processes and procedures Collaborate with CBI’s Field Operations team to create and maintain Project Action Item Lists and facilitate/administrate the completion of each action item in a satisfactory manner Work with corporate and field team members to ensure adherence to company safety and insurance policies, protocols and OSHA compliance Participate in trade partner progress meetings on-site, as needed Work with the Senior Project Manager, Director of Field Operations and on-site Superintendents to analyze and resolve trade partner and/or production issues during construction CBI’s Project Managers are management-level professionals, highly visible to clients and employees. This role demands maturity, assertiveness, integrity and strong organizational skills in addition to the following prerequisites: A Bachelor's Degree in Construction Management or related field Minimum of 5 years' professional experience with extensive knowledge of all aspects of construction management from preconstruction through project close-out, including design and technical expertise A comprehensive understanding of the coordination aspects and related requirements of all design disciplines Experience with the sequencing of stages of construction Excellent problem solving skills with the capability of providing original thoughts and “thinking outside of the box” when solutions are needed Strong writing and speaking skills Detailed, self-motivated, enthusiastic and flexible Strong business acumen Ability to interact well in various business and social settings with all types of people in a mature and professional manner Ability to read, comprehend and interpret architectural and consultant drawings, specifications, and details Ability to work well with others, associates, supervisors and subordinates under deadline situations Computer literate with proficiency in MS Excel, MS Project and/or other pertinent industry software platforms including but not limited to BlueBeam, ProCore, and Primavera P6 Good stewardship of company assets Requirements Capable of frequent travel to and from project sites for attending client, project and construction meetings Ability to work a schedule that may exceed a typical 8 AM – 5 PM Monday through Friday work week, depending on project needs Ability to use office equipment for communication and documentation purposes Visual acuity to perform responsibilities Strong sense of urgency Ability to listen and follow directives Constant pursuit of self-improvement and professional growth
