We are currently seeking an experienced Project Manager with extensive expertise in CMAR (Construction Manager at Risk) and GMP (Guaranteed Maximum Price) projects to oversee complex commercial construction in the U.S. Virgin Islands. Key Responsibilities * Lead CMAR and GMP projects from preconstruction through closeout, ensuring schedule adherence and budget control * Collaborate with owners, architects, engineers, and preconstruction staff to develop comprehensive GMP budgets and scope definitions * Facilitate value engineering sessions and develop cost-effective solutions that maintain design intent * Manage the trade buyout process with strategic subcontractor selection and competitive bid analysis * Develop and maintain detailed CPM schedules using Primavera P6 and Microsoft Project, identifying and mitigating potential roadblocks * Champion Lean Construction practices, Pull Planning sessions, and Target Value Delivery methodologies as appropriate * Conduct comprehensive risk assessments and implement proactive mitigation strategies throughout project lifecycle * Monitor financial performance with rigorous cost tracking, forecasting, and change order management * Lead preconstruction activities including cost estimating, constructability reviews, and phasing plans * Maintain quality control in coordination with Field Operations/Superintendents * Build and nurture collaborative relationships with subcontractors, suppliers, vendors, and project stakeholders * Conduct regular OAC meetings and provide comprehensive progress reporting with transparent communication * Document and organize all project information while maintaining clear communication channels * Champion safety culture and ensure compliance across all project sites * Provide leadership and mentorship to team members while continuously pursuing professional development * Exemplify Persons Services' core values in all aspects of work Ideal Candidate Profile * Bachelor's degree in Construction Management, Building Science, or related field with 5+ years of Project Management experience * Able to work full time in the U.S. Virgin Islands * Proven track record managing CMAR and GMP projects with demonstrated success in preconstruction and collaborative delivery methods * Experience developing GMP proposals, managing contingencies, and delivering projects within guaranteed budgets * Strong understanding of value engineering principles and cost-benefit analysis * Proficient in construction software including Procore, Microsoft Project, and Primavera P6 * Experience with Lean Construction methodologies, Pull Planning, and Target Value Delivery is highly preferred * Demonstrated success managing complex commercial construction projects with multiple stakeholders * Exceptional collaborative skills with ability to facilitate productive design team and owner meetings * Strong decision-making abilities with data-driven approach to problem-solving * Self-motivated professional who thrives in fast-paced environments and demonstrates emotional intelligence * Effective leader who can delegate, resolve conflicts, and inspire teams to achieve excellence * Unwavering commitment to quality and safety with deep understanding of industry standards * Someone who embodies our Core Values and sets the standard for excellence What We Offer * Opportunity to lead sophisticated CMAR/GMP projects with significant impact on community infrastructure * Collaborative environment with industry-leading professionals * A culture that values character, purpose, and innovation * Competitive compensation and comprehensive benefits package * Professional development and advancement opportunities with exposure to progressive delivery methods * A place on a team that's shaping the future of construction Our Core Values We show GRIT in our unwavering determination to get the job done with GRATITUDE driving us.
