Are you a skilled Project Manager with a passion for delivering high-quality maintenance and refurbishment works in the public sector?
On behalf of our public sector client, the Northern Ireland Housing Executive (NIHE), we are seeking a proactive and knowledgeable Project Manager to help deliver their regional planned and cyclical maintenance programmes. This is an exciting opportunity to manage significant investment in social housing, supporting sustainable and climate-resilient communities.
As a specialist recruiter working in partnership with NIHE, we’re looking for a construction professional with hands-on NEC contract experience and strong stakeholder management skills.

Key Responsibilities:

  • Lead the delivery of complex maintenance projects in line with NEC3/NEC4 suite of contracts
  • Manage appointed contractors and consultants to deliver works to quality, cost and time objectives
  • Oversee risk assessments, feasibility studies, cost monitoring and stakeholder consultation
  • Prepare and present internal reports for governance and strategic panels
  • Ensure all performance metrics, including quality and cost KPIs, are achieved and documented
  • Maintain excellent working relationships with internal teams, local authorities, tenants, and community representatives
  • Support the Senior Project Manager in the strategic delivery of regional maintenance programmes

About You:

We are looking for candidates who meet the following essential criteria:

  • A Level 6 (degree or equivalent) qualification in a building/construction-related discipline plus 1 year’s relevant experience

(Or a Level 5 qualification with 2 years’ experience, or 3 years’ relevant experience with demonstrated CPD)

  • Significant experience in 3 of the following 5 areas:
  • Managing NEC maintenance contracts or similar (JCT/FIDIC)
  • Delivering projects to agreed standards, targets and procedures
  • Meeting and reporting on KPIs and contract performance
  • Analysing and reporting cost, quality, and performance data
  • Providing technical guidance on construction and maintenance issues
  • Demonstrable understanding of NEC3 or NEC4 contracts (to be assessed at interview)
  • Familiarity with good governance and project controls
  • Excellent planning, organisational, and interpersonal skills
  • Strong customer focus and stakeholder communication abilities
  • Valid UK driving licence or access to transport to fulfil role duties across multiple sites
