JOB SPECIFICATION – PROJECT MANAGER (SITE BASED)

Project: Refurbishment & Touch-Up Works – 900 Apartments
Location: Manchester City Centre
Scope of Works: Painting, Joinery, General Finishes

REQUIREMENTS

  • Previous experience as a Site Manager / Project Manager on refurbishment works.
  • Strong knowledge of painting and joinery trades.
  • Good organisational skills – able to manage multiple apartments at different stages.
  • Strong leadership skills to manage subcontractors and site labour.
  • Good communication skills with both trades and residents.
  • Knowledge of health & safety requirements (SMSTS/SSSTS preferred).
  • CSCS card required.

Responsibilities

ROLE PURPOSE

To oversee day-to-day delivery of refurbishment works across multiple apartment blocks in Manchester City Centre, ensuring teams complete painting and joinery works to a high standard, on programme, and with minimal disruption to residents.

MAIN RESPONSIBILITIES

  • Manage and coordinate site teams (painters, joiners, and finishing trades).
  • Plan daily/weekly work schedules to ensure steady progress across apartments.
  • Control access and logistics for multiple city-centre sites.
  • Monitor quality of finishes and carry out regular inspections.
  • Ensure snagging lists are managed and closed out promptly.
  • Liaise with residents/building managers to coordinate access and reduce disruption.
  • Manage material deliveries and storage in tight city-centre environments.
  • Enforce site safety and ensure all operatives follow company and legal H&S requirements.
  • Keep daily records of progress, labour, and issues.
  • Report updates and challenges to senior management.
