As we scale our impact, we’re looking to add a Project Manager (PM) to our team, someone eager to learn more about real estate development while directly supporting active projects from pre-development through construction and delivery. Reporting directly to Gilbane’s Senior Project Manager (SPM) for Affordable and Mixed-Income Housing, the PM will play a hands-on role in supporting the full development lifecycle of projects, working closely with the SPM and broader development team to help move deals forward. By managing the day-to-day coordination of multiple facets of a project, while supporting the execution of multiple others, this is an exciting opportunity to gain experience in a highly collaborative, mission-aligned, and performance-driven environment. Responsibilities Assist senior team members in managing active development projects from site control through close-out. Help track and coordinate due diligence, entitlements, and consultant reports. Help maintain development budgets, track invoices, and monitor disbursements in coordination with accounting. Help coordinate with architects, engineers, and consultants on design deliverables and approvals. Participate in the review of plans/specifications for completeness/constructability, helping ensure they capture Gilbane’s best practices and lessons learned. Help coordinate with consultants, contractors, and financial stakeholders to manage permit requirements from submission to approval. Participate in the solicitation/review of contractor proposals and support the preparation/review of construction contracts. Participate in identifying value engineering opportunities, helping implement an organized process to see that each one is thoroughly evaluated and promptly acted upon. Attend project meetings and assist in documenting action items and decisions. Support construction administration, including site visit logistics, contractor communication, and reporting. Monitor project schedules to help ensure critical milestones are being tracked and met. Participate in the review of monthly pay applications from contractors, helping coordinate Gilbane’s responsibilities to its lenders to ensure timely payment. Prepare monthly progress reports (internal) for Gilbane. Monitor monthly reports (external) from contractors, architects, and engineers. Help coordinate/oversee third-party testing/inspection, commissioning, and punch list processes. Support project close-out and hand-off to operations and asset management teams. Maintain the highest in ethical standards, at all times adhering to Gilbane’s core values. Qualifications 2–5 years of relevant experience in design/construction management. Strong organizational skills, with the ability to manage details across multiple projects. Excellent verbal and written communication skills, both internal and external to Gilbane. Competent in using Microsoft Excel, Word, and Project, as well as AI when/where appropriate. Proactive mindset with a willingness to take ownership of tasks and grow into greater responsibility. Able to work independently, identifying/implementing the strategies/tactics to meet goals/objectives. Bachelor’s degree in construction, architecture, engineering, or related field. Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team. For Arlington, VA this ranges from $117,500.00 - $161,500.00 plus benefits and retirement program.
