Job Title: Project Manager - Multifamily

Status: Full-Time Pay starting at $90K
Supervisor: Senior Vice President, Regional Facilities Manager

REQUIREMENTS AND SKILLS:

  • 2+ years of experience as a project manager
  • 2+ years of experience in large-scale multifamily (apartment) or single-family development.
  • Construction management experience under a General Contractor or Self-Performing Developer.
  • Strong attention to detail with a broad view of the multifamily development process.
  • Experience with plans, budgets, and permitting.
  • Ability to travel to job sites on an as-needed basis.
  • Valid Driver’s License.
  • Ability to multitask and complete work assignments in a fast-paced environment.

QUALIFICATIONS:

  • Authorization to work in the United States.
  • Bachelor’s degree in construction management, project management, or a related field is preferred but not required.
  • Experience in the construction industry, specifically in the multifamily development sector.
  • Experience with HUD and Public Housing Authority programs preferred.
  • Proficiency in Microsoft Office Applications, including Outlook, Word, Excel, and SharePoint.
  • Experience with Yardi Voyager and CRM preferred.
  • Experience with MS Project and/or ProCore preferred.
  • Demonstrates teamwork, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development.

Responsibilities

KEY RESPONSIBILITIES:

  • Collaborate with the development and consultant/design teams during the pre-development stages by reviewing proposals, scopes of work, and construction techniques, and evaluating site plans, floor plans, and architectural designs to develop cost-effective projects.
  • Coordinate with city and county planning and building officials.
  • Track progress on project entitlements.
  • Assist in tracking and managing the construction schedule and associated costs of active construction projects.
  • Develop and manage Entitlement, Construction Drawing, and Construction budgets.
  • Conduct due diligence activities, including reviewing surveys, civil documents, soils, and environmental reports.
  • Possess a working knowledge of reading plans/construction drawings, construction sequencing, permitting, trade, labor, and material costs.
  • Oversee deliverables from contracted consultants and keep internal teams informed of changes, issues, and amendments.
  • Negotiate consultant contracts and change orders.
  • Review consultant reports.
  • Create, manage, and oversee soft cost budgets and budget forecasting.
  • Conduct initial feasibility analyses (both financial and physical).
  • Assist in the selection, contracting, and management of design teams and other development consultants.
  • Work with the design team, bidding contractors, and third-party general contractors to ensure all bids are within the projected scope and budget.
  • Coordinate with on-site construction managers, general contractors, operations, and accounting on the delivery date of units.
  • Understand the management of milestones and bring appropriate resources to solve challenges that might affect the overall project schedule.
  • Advise management of any potential budget challenges and identify alternate actions to maintain the schedule and budget.
  • Evaluate reports, decisions, and results of the Real Estate Development Team and recommend new approaches, policies, and procedures to improve operations and efficiency.
  • Coordinate with internal asset management and property management during predevelopment.

ADMINISTRATIVE RESPONSIBILITIES:

  • Comply with all Fair Housing and Equal Housing Opportunities requirements.
  • Complete required weekly, monthly, quarterly, and year-end reports.

OPERATIONAL & FINANCIAL RESPONSIBILITIES:

  • Manage and process vendor invoices.
  • Monitor expenditures to ensure compliance with the operating budget.
  • Schedule and manage vendors.
  • Assist the Community Manager with preparing the annual budget.
