Job Title: Project Manager – Residential Construction Company: Carter Hill Homes, LLC Department: Operations Reports to: President Job Type: Regular Full-time Work Hours: Monday – Friday (varies) Effective Date: January 2026 Exemption Status: Exempt Salary: $120,000 – $150,000 Profit Sharing: Available based on yearly business results Benefits: • Medical/Dental/Vision Insurance • Life/Accidental Death Insurance/Short-Term Disability • Paid Time Off (PTO) • 401K Investment with 6% company match Role Summary: The Project Manager will be responsible for overseeing construction operations on multiple multi-family and single-family communities. This role mentors and supervises field superintendent builders assigned to each community and submarket areas; guides projects from design development, permitting, pre-construction, active construction, close-out, and warranty. The Project Manager embodies and exemplifies a commitment to Making Life Better, starting with customers and extending out to trade partners, professional consultants, colleagues, and others in the community. Supervisory Responsibilities: · Oversees and manages day-to-day building operations of assigned homes · Inputs daily Logs · Maintains job schedules · Maintains construction budget and report variances · Conducts homeowner orientations and settlement walks · Coordinates and completes all inspection requests per municipality requirements · Communicates with the administrative and construction staff consistently and regularly Essential Functions: · Update Buildertrend/Buildpro websites · Maintains software scheduling daily and updates as required. · Performs other related duties as assigned Minimum Required Education/Credentials/Knowledge/Skills/Abilities: · Education: Bachelor’s degree preferred but not required · 3-5 years of experience in multi-family construction experience at the Superintendent and/or PM level · Willingness/ability to reside in the Greater Carson City-Reno-Tahoe area · Strong knowledge of building codes, safety regulations, and quality standards · Demonstrated experience in managing and coordinating subcontractors, suppliers and vendors · Experience in project management software, such as BuilderTrend · Strong Communication and interpersonal skills, and the ability to collaborate with clients, architects, engineers, and contractors · Ability to manage multiple projects concurrently · Strong Work Ethic, Ability to work independently and must bring enthusiasm every day · Strong analytical and problem-solving skills · Excellent communication and interpersonal skills · Excellent organizational skills and attention to detail · Excellent time management skills with a proven ability to meet deadlines Preferred Education/Credentials/Knowledge/Skills/Abilities: · Education: Bachelor’s degree preferred Construction Management degree preferred · Strong supervisory and leadership skills · Ability to prioritize tasks and to delegate them when appropriate · Ability to function well in a high-paced and at times stressful environment · Proficient with Microsoft Office Suite or related software Work Environment/Physical Requirements: Work Environment: · Interpersonal Relationships: High level of social contact, working with owners, contractors, and design professionals. Responsible for work outcomes and safety · Physical Work Conditions: Split time between office and construction sites. Exposure to noise, weather extremes, and hazardous equipment is common · Work Performance: Requires accuracy in maintaining schedules and budgets. Involves decision-making under time pressure · Prolonged periods of sitting at a desk and working on a computer. Physical Demands: · Activity Levels: Frequent sitting, standing, walking, and occasional climbing or bending · Sensory Abilities: Need to see details up close and at a distance, understand speech, and speak clearly · Environmental Exposure: Exposure to fumes, particles, and loud noise levels. Often work outdoors in varying weather conditions · Physical Fitness: Must be able to lift up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull, and otherwise move objects.
