POSITION SUMMARY

We are seeking an experienced Project Manager to oversee residential fix-and-flip renovations from acquisition through resale. The ideal candidate is a hands-on operator with strong contractor management skills, construction knowledge, and the ability to keep multiple projects on time, on budget, and up to our exacting quality standards.T
his is a high-ownership role with performance-based earnings and a clear path for career growth.

REQUIRED QUALIFICATIONS

Must-Have:

  • 3+ years of residential construction or renovation project management experience
  • Proven ability to manage multiple projects simultaneously with $50K+ budgets
  • Strong knowledge of trades, building codes, and permitting in Wisconsin
  • Experience sourcing, negotiating, and managing contractors/subcontractors
  • Proficiency with project management tools (REsimpli, Company Cam, Asana, etc.)
  • Excellent communication and leadership skills
  • Valid driver’s license and reliable transportation for site visits

Preferred:

  • Experience in fix-and-flip or real estate investment operations
  • Familiarity with Southeast & South-Central Wisconsin contractors and vendors
  • Proficiency in project management software
  • Bilingual (Spanish preferred)

Responsibilities
  • Project Planning: Develop scopes, budgets ($25K–$150K typical), and timelines in CompanyCam & REsimpli prior to project launch.
  • Contractor Management: Source, vet, and coordinate subcontractors; negotiate bids; ensure compliance with contracts, insurance, and W-9s.
  • Pre-Closing Prep: Schedule contractor walkthroughs, upload photos to Company Cam, finalize SOW, and confirm readiness for project kickoff on closing day.
  • Execution Oversight: Monitor progress with daily photos in Company Cam, weekly (or more frequent) site visits, and milestone tracking in REsimpli.
  • Budget & Timeline Control: Keep expenses within ±10% of approved budget; enforce late penalties if timelines slip; escalate risks early.
  • Quality Assurance: Conduct inspections, ensure code compliance, manage punch lists, and coordinate cleaning, staging, and photography.
  • Vendor & Materials Coordination: Order appliances, secure dumpsters, and ensure materials arrive on-site to prevent delays.
  • Communication & Reporting: Provide weekly progress reports to ownership; attend leadership meeting Thursdays 9:30–10:30 CST to review timelines, budgets, and checklists.
  • Market Awareness: Stay current on renovation trends, material costs, and Wisconsin housing market shifts to optimize rehab decisions.
  • Problem Solving: Tackle unexpected issues (structural, permit, weather delays) with proactive, cost-effective solutions.
