Russo Development is currently seeking an experienced Project Manager to oversee the building process of one of our residential multi-family, wood frame projects. The individual selected for this position will work onsite to ensure short and long term project goals are met. Responsibilities Provide overall project leadership and project outcome accountability Review all design documents and become proficient in all trade disciplines and requirements in order to execute the project to a high-quality standard on time and in keeping with historical costs. Ensure all monthly AIA and associated compliance documentation processes are managed and tracked properly. Work with administrative project management team members to track, shepherd and be the first line approver of all subcontractors monthly AIA invoices and associated compliance documents including but not limited to: Monthly Subcontractor AIA’s – Ensuring they are received on time for review and approval and are billing in line with work-in-place Prime Subcontractor Partial & Final Lien waivers – Ensuring they are received on time and review values and logic prior to sign-off 2nd-Tier tracking matrices – where applicable review list of 2nd-Tier vendors, contract values & paid-to-date 2nd-Tier lien waivers – where applicable review all 2nd-Tier vendor lien waivers for compliance Manage stored material documentation including location, photos & insurance Ensure timely follow up on all missing documents in accordance with the monthly billing schedule Manage bidding and procurement processes including bid list development, take-offs and estimating, bid solicitation and leveling, descope meeting management and all other communication and tracking through to contractor award recommendation to Russo Leadership. Once subcontractor is awarded, review and negotiate contracts, work with Legal on terms and conditions & prepare scopes of work for all individual trades. Prepare and manage budgets from procurement through construction and final close-out including consistent management of all anticipated cost forecasting to project completion. Overall change management including soliciting and/or receiving change requests from subcontractors and vendors, first line entitlement review and overall cost analysis prior to Russo leadership recommendation. Ensure Procore records are maintained and kept current for all change events. Review design documentation and shepherd value engineering solutions for cost reduction or to mitigate cost overruns. Oversee construction superintendents, subcontractors, and vendors. Oversee the permitting process. Keep and update permit log as well as digital copies of all permits. Responsible for creating and tracking project schedule, including two-week look-aheads. Manage construction administration processes including RFI’s, field changes & submittal/shop drawing tracking, distribution and review. Work with design consultants in timely responses and navigating solutions. Review subcontractor COI for coverage limits and coverage period and request updates as required to maintain appropriate coverage throughout the project cycle. The initial COI will be requested by the Purchasing Agent. Communicate project status including critical path risks & opportunities to leadership and ownership as required. Conducting project startup and weekly subcontractor meetings. Keep and distribute minutes from same. Procure and track long lead items to avoid delays. Oversee all field staff, in collaboration with Site Superintendent Prepare closeout binder for turnover to the property management team. Approve time sheets of all third-party inspectors and hourly subcontractors. Ensure on-site compliance with safety and quality standards by conducting walkthroughs and collaborating with superintendents. Requirements BS Degree in Construction management or equivalent 7-10 years of experience working as a Project Manager Possess a strong Civil Engineering background. Experience with multi-family wood frame development projects. Capable of leveling bids and providing submittals to A&E. Experience with preparing scopes of work for individual trades. Experience with Concrete footings and foundations. Extensive experience with Microsoft Project and Procore Work well within a team.
