Description
The Hyperscale Data Center Project Scheduler is responsible for developing and managing integrated master schedules for large-scale, mission-critical data center construction programs. This role supports design, procurement, construction, commissioning, and turnover activities across fast-track hyperscale environments. The Scheduler ensures alignment between owners, hyperscale clients, general contractors, trade partners, commissioning agents, and equipment vendors to drive predictable milestone delivery and operational readiness. Success in this role requires strong Critical Path Method (CPM) expertise, longlead equipment integration experience, and the ability to manage complex MEP and phased energization sequencing Schedule Strategy & Development • Develop and manage Integrated Master Schedules (IMS) for hyperscale data center campus builds. • Build detailed schedules covering: o Site development & utilities o Core & shell construction o MEP infrastructure (UPS, switchgear, generators, chillers, CRAH/CRAC, BMS) o IT/white space buildout o Commissioning (Level 1–5) o Client turnover & operational readiness • Integrate long-lead mission-critical equipment procurement into baseline schedules. • Develop Work Breakdown Structures (WBS) aligned to phased turnover and data hall energization. • Analyze subcontractor and vendor schedules to validate logic, float, and critical path integrity. • Support fast-track and concurrent construction/commissioning sequencing Scheduling, Monitoring & Controls • Perform Critical Path Method (CPM) analysis in mission-critical environments. • Monitor milestone performance including: o Mechanical Completion o Energization o Integrated Systems Testing (IST) o Ready for Service (RFS) • Track float trends, near-critical paths, and schedule performance indices (SPI). • Conduct Time Impact Analyses (TIA) for change orders and delay events. • Support Earned Value Management (EVM) reporting on large capital programs. • Track supply chain impacts affecting long-lead electrical and mechanical equipment. • Maintain schedule baselines, change logs, and risk mitigation plans. • Produce executive-level dashboards and KPI reporting. Stakeholder & Client Coordination • Lead weekly schedule review meetings with client, GC, trade partners, and commissioning teams. • Facilitate pull-planning and collaborative planning sessions. • Communicate schedule risks tied to utilities, inspections, commissioning, and phased turnover. • Present recovery plans and acceleration strategies when required. • Support multi-building and multi-phase campus developments. Required Skills & Competencies • Strong proficiency in Oracle Primavera P6 (preferred). • Advanced Microsoft Excel skills; Power BI familiarity preferred. • Understanding of Tier III / Tier IV redundancy concepts (N+1 / 2N systems). • Experience sequencing complex electrical and mechanical infrastructure. • Ability to manage overlapping design, procurement, and construction cycles. • Strong risk analysis and critical path management capabilities. • Ability to communicate complex schedule data to executive stakeholders. • Organized, detail-oriented, and capable of managing multiple projects concurrently. Education & Experience • B.S. or M.S. in Engineering, Construction Management, or related discipline preferred. • 3+ years of project scheduling experience on large commercial, industrial, or mission-critical projects. • Experience on hyperscale or mission-critical data center projects strongly preferred. • Demonstrated experience supporting projects exceeding $100M preferred. • Working knowledge of: o Commissioning processes (L1–L5) o Utility coordination and power delivery sequencing o Long-lead equipment procurement integration o Earned Value Management (EVM) Certifications Preferred: • PMP® • PMI-SP® • PMI-CP™ Helpful: • OSHA 30 • Lean Six Sigma Conditions of Employment Must be legally authorized to work in the United States.
