We now have an opportunity for a Property Development & Leasing Manager to join us for a 24-month Fixed Term Contract to join our national Commercial & Industrial team. The role is therefore open to applicants based in Sydney, Brisbane or, Melbourne. Job Description The Property Development & Leasing Manager role will drive revenue generation from underutilised land and facilities across Viva Energy’s national industrial portfolio by identifying and managing the sale of surplus sites and commercial leasing opportunities. It represents a fantastic opportunity for the right individual with the energy and commitment to champion Viva Energy’s commercial focus on the commercialisation of underutilised land. The role requires a hands-on, entrepreneurial approach, strategic engagement with local commercial agents and direct tenant management to safely and efficiently integrate tenancies with ongoing fuel terminal operations. Responsibilities Leasing & Sales Identify high‑value commercialisation opportunities across regional and metro locations Build strong relationships with commercial/industrial agents to source tenants and sales Assess markets to determine best‑use scenarios and rental/return potential Keep momentum high with agents through active engagement and performance tracking Negotiate commercial leases and sale agreements that balance revenue and operational needs Property Development Lead subdivision and development pathways for surplus land Secure approvals, oversee servicing, earthworks and site readiness for sale Project Delivery Manage end‑to‑end tenant onboarding — utilities, access, fencing, permits and site prep Coordinate contractors, quotes and budgets to ensure efficient delivery Work closely with legal, safety and compliance to meet regulatory obligations Portfolio & Stakeholder Management Manage a multi‑state leasing portfolio and provide regular performance reporting Partner with facility managers to understand site constraints and unlock opportunities Maintain strong tenant relationships to ensure smooth operations and satisfaction Track revenue, costs and return on investment across sites Operational Excellence Own the commercial performance of the portfolio with a proactive, self‑starter mindset Drive continuous improvement to maximise land utilisation Maintain accurate records, agreements and site documentation Ensure cost discipline across site works and ongoing maintenance Qualifications About you: Commercially minded property professional (5+ years) with experience across leasing, sales, and development someone who can spot opportunities, negotiate great outcomes, and drive projects end‑to‑end. Proven experience in commercial/industrial property management, leasing, and sales Strong negotiation skills and confidence managing commercial agreements Hands‑on project coordination experience, including contractor management and cost control Excellent stakeholder engagement across internal and external groups A proactive, entrepreneurial mindset with the ability to work independently Solid commercial judgment and a strong focus on cost discipline Willingness to travel to regional and rural sites (with a valid driver’s license) Desirable Qualifications in Property, Planning, Engineering or related fields Experience with land sales, subdivisions, planning approvals or significant developments Understanding of permitting, utilities connections and development processes Experience managing geographically dispersed property portfolios Additional Information About Viva Energy Join a team that values diversity.
