JOB SUMMARY: To provide comprehensive administrative and operational support in the management of the residential, commercial, and retail portfolio. The Property Executive will focus on the end-to-end leasing cycle, tenant relationship management, and ensuring 100% regulatory compliance with Dubai Land Department (DLD) and RERA standards RESPONSIBILITIES: The responsibilities and accountabilities include but are not limited to: Leasing & Revenue Management Leasing Cycle: Manage the full leasing process, including property viewings, lead qualification, and negotiating lease terms under the guidance of the Portfolio Manager. Tenancy Renewals: Proactively manage the renewal calendar; initiate contact with tenants 90 days prior to expiry to negotiate terms in accordance with the RERA Rental Index. Inventory Management: Maintain an accurate and up-to-date availability list across the portfolio to minimize vacancy periods and hit occupancy KPIs. Move-in/Move-out: Coordinate the & quot;Move-in" and & quot;Move-out" inspections, ensuring all de-snagging is completed before new tenant handover. Regulatory Compliance & Documentation Ejari Management: Execute the registration, renewal, and cancellation of all tenancy contracts via the Ejari system, ensuring full compliance with RERA laws. KYC Compliance: Collect and verify all mandatory tenant documentation (Emirates ID, Passport copies, Trade Licenses, etc.) to ensure legal "Know Your Customer" standards. Authority Liaison: Assist the Portfolio Manager in preparing documentation for the Dubai Land Department (DLD) and responding to inquiries from the Rental Dispute Centre (RDC). Tenant Relations & Communication Primary Contact: Serve as the first point of contact for all tenant inquiries, complaints, and maintenance requests, ensuring high levels of tenant satisfaction. Conflict Resolution: Act as a mediator for minor tenant disputes and escalate complex legal issues to the Portfolio Manager or legal team. Financial Admin: Coordinate the collection of rent cheques, security deposits, and service charges; follow up on any bounced cheques or payment arrears. Operational Support & Reporting FM Coordination: Liaise with FM Service Providers to ensure maintenance requests are closed within agreed SLAs. Data Management: Maintain a clean and accurate database of all tenant records, unit histories, and financial transactions. Reporting: Assist the Portfolio Manager in preparing Monthly Status Reports, specifically tracking occupancy trends and collection vs. spend. Bachelor’s degree in Business Administration, Real Estate, or related field Minimum 2–4 years of experience in property management or leasing within the UAE Strong knowledge of UAE real estate regulations and Ejari procedures Excellent communication and negotiation skills Proficiency in Microsoft Office and property management/CRM systems Strong organizational and multitasking abilities Valid UAE driving license (preferred) RERA certification (preferred, depending on Emirate)
