We are seeking an experienced and hands-on Property Maintenance Manager to oversee all aspects of property maintenance across our portfolio. This individual will lead maintenance staff and vendors, manage preventive and emergency repairs, and ensure that all buildings and grounds are maintained in excellent condition.

QUALIFICATIONS AND EXPERIENCE:

  • Proven experience in property maintenance management, with at least 2 years in a supervisory or managerial role
  • Strong technical knowledge of building systems, including plumbing, electrical, and general repairs
  • Previous experience in managing a team and coordinating contractors
  • In-depth knowledge of UK building codes, health and safety regulations, and fire safety standards
  • Excellent organisational and communication skills
  • Ability to prioritise tasks effectively and handle emergencies with professionalism
  • Experience using property management or maintenance management software (e.g., Workever, Alto) is an advantage
  • Relevant qualifications or trade certifications (e.g., City & Guilds, NVQ) would be beneficial
  • A full, clean UK driving licence is required

Responsibilities
  • Oversee the day-to-day maintenance of all properties within the portfolio
  • Develop and implement a structured preventive maintenance plan
  • Supervise and manage a team of in-house maintenance staff and liaise with external contractors as required
  • Conduct regular site inspections to identify and resolve any maintenance issues
  • Ensure that all properties comply with relevant health, safety, fire, and building regulations
  • Coordinate and prioritise emergency repair work to minimise disruption
  • Maintain accurate records of maintenance schedules, inspections, and repairs
  • Source and manage relationships with contractors and suppliers
  • Ensure that all properties are kept in excellent condition to enhance tenant satisfaction
